The TOD (transit-oriented development) for the new station at 40th St. & 40th Ave. will wrap around the entire east, north, and northeast part of our neighborhood. What kinds of things do you want to see in the redevelopment? For example, should the St. Charles Rec Center be expanded? Should there be a hiking trail with ponds? Should there be a hotel? What do YOU think?

I think the most important thing that the proposed 40th & 40th Station redevelopment can offer our neighborhood is a new grocery store. As we've discussed in some of our meetings lately, there just isn't a good, clean grocery store with quality foods and reasonable prices anywhere close to us. So I really hope that is part of the development.

And yes, I think St. Charles should also be renovated and expanded. But that should happen regardless. It's unbelievable to me that in a neighborhood that has one of the highest needs for safe, constructive recreation for youth we have one of the worst rec centers in the city.

Re-locating Businesses

So, then, how does a group go about encouraging businesses to re-locate in order to have the land necessary to expand the St. Charles Rec Center (i.e.: Los Troncos restaurant next door, etc.)? Is it Parks & Rec's responsibility to look into purchasing the land? How is a fair price negotiated?

This is where a CDC would come in helpful. This type of organization could help facilitate a business' move by assisting them in finding a new place to set up shop, negotiating/advocating for reasonable rates in the new mixed use development at 40th/40th, etc. In essence, the CDC could be the middleman between the city and the restaurant, doing some of the leg work for both. As far as purchase price, that would be determined according to fair market value, i.e. based upon an appraisal.
