Final Announcement

Hello Fellow Residents of Town & Country,

After attending a special meeting to discuss how the two remaining Board Members will continue on with business and what priorities need to be addressed I felt sorry for this community. Mr. Black has stepped up to the plate very humbly leaving you to believe that he doesn't know what he has done and basically professed innocence in all that has transpired? This is not the case. Mostly it was four to one on most of the decisions and motions made and approved. The rest of us did get along and it's too bad this individual hasn't accepted what he has done in my opinion. It is a sad day for all of us. Why do you think CNT (the property management co.) didn't re-sign without having another job to go to, why Tanya Price and Linda Pollack recently resigned as I am about too. Don't you wonder how so many people could possibly be wrong? If not, I'm ashamed of you for thinking anything less of any of us in not stepping up to the plate and ask questions or serve on the Board, committee, or volunteering to help in some capacity. You have not done anything to find out what is going on in your community. Do it now!!!! Get involved, make a difference. Ask questions!

With this I am giving you my ?“Final Announcement?” as President of Town and Country Village Homeowners Association, Inc. effective October 3, 2000. It is with sincere regret that I do this as the Board has done well and have accomplished more in this past year than almost all 17 years it has been in existence. We were just beginning to get our ducks in a row on the Web and made much progress because communication would be much easier and faster. The renovation projects had begun, and remember all those things that were done this past year. Look around at the asphalt, landscape, more newsletters, and delinquencies are at an all time low due to CNT?’s diligence by saving the community between $5-7,000 per MONTH. Community attitude turned around immediately, phone response remarkable, maintenance done quickly and efficiently. They will be missed by our community. This association is in the best financial and aesthetic appearance in 17 years. Just look around.

It has taken a lot to put this community back together after Hammersmith but your Board and management co. did it. But now it is time to get serious. Some issues that need immediate attention are:

1. An ACC person to walk the community for non-compliances.

2. A new renovation project needs to be written and implemented
immediately due to insurance necessity.

3. Renew our landscape company or choose a new one.

4. Need a snow removal contract.

5. Secure a pool contract for next year and for resurfacing and repair.

6. AND MOST OF ALL, A NEW PROPERTY MANAGEMENT COMPANY, which should be your first priority, along with a new PO Box, phone line for T&C, pay bills, title transfers, filling work orders, new coupon books and just all around daily business items.

My one suggestion to you is sign up with our current accounting firm (as they are contracted through CNT) as you need to maintain stability in the financial area as he knows what to do and where we are and can be of much help to you. His contract runs out at the end of the year and I encourage you to keep him at least until then before making a change.
