Hello,

The board agrees with you on the fact the the dues do need to be raised. The problem is each year the percentages continue to get higher with non payment of the $150.00 that we currently are assessed. So, imagine if they were raised any higher. We believe that the default rate is due to the large number of rental properties and foreclosures.

Hopefully this rate will drop off and the neighborhood will become a stable community, and the community will realize that we need them to pay their dues and pay them on time.

The street humps are not paid for by the city, it is a community issue. I have even contacted Beazer to see if they will meet us halfway with this issue, since it should have actually been addressed when they began mass building in our community. There were only a few homes in the community for years, until Beazer changed the design and the price point, thus there was a massive growth in our community.

The streets belong to the city of Charlotte, and they will make street repairs to them if we were to develop pot holes, or anything that was considered a repair issue.

Personally, I think that the drop off into our neighborhood (Garrison) is terrible, I feel as if they should have paved the street all the way into our neighborhood. I have contacted the city about this issue, and they gave me a work order number and told me that they would send someone out to look at it.

I would like to see all of our streets paved over again, they do not look good right now, the builder did just enough to get by the City of Charlotte, nothing more.

With some diligence and persistence, I hope to get at least 2 speed humps on that street in the near future.

Precious funds had to be utilized to address the current issue in our community that we should have never utilize in such a manner, but instead devoting funds to something such as this.(IT IS IMPORTANT)!!!!

In closing I would like for you and all homeowners in the community to know that we are working hard on this issue, and I hope to be posting soon with some positive results.
