Property values / yards

Posted in: Dilworth Chase
Dear Tamiko,
I've noticed there seem to be a lot of homeowners that do not mow their lawns for extended periods of time and they look horrible. In particular, the home at the corner of Garrison & Ladora - the back yard looks like it hasn't been touched in weeks. Is someone responsible for sending letters to homeowners about this problem?.. If people travel & are gone for extended periods of time, then they should make arrangements to have their lawns mowed. I know for a fact that this type of thing drags down property values and causes potential buyers to ''steer clear'' of our neighborhood - despite the much nicer, more expensive homes that surround us. I recently had a market analysis done on my home & I was surprised to see that the value has actually done down! Nobody wants to live in an ''unkept'' neighborhood. Also, I've noticed that other homes for sale in D.Chase have not sold and some homes are foreclosed on. Can you please shed some light on this for me?..
Thank you & have a good day -

Response to property value

Hello,

I cannot express enough to all of the homeowners that it is terribly important that we keep our homes in immaculate condition on the exterior. We are all in a business together and have a drastic effect on the others property value.

I drive the neighborhood constantly along with the management company to have letters mailed to the homeowners.

Unfortunately we have about a 50% rental rate currently in the community and renters do not take care of the home like a homeowner would. Most of the owners live out of state and so the violation process has become a lengthy one.

We send out 2 violation letters and then we take the homeowner to hearing and if the problem is not corrected we start the fine process.

As you know the foreclosures in the neighborhood has driven down our property value, there have been 8 or more. Investors mostly buy the property out of foreclosure and rent the property out.

We are working closely with the management company to get some of this cleaned up. It is going to appear to be unsightly at the start of the summer because homeowners are not mowing their grass or watering it.

Please be patient with us and hopefully within the next couple of weeks, we are going to see a drastic difference.
