The Declaration of Covenants, Conditions and Restrictions for Encino Creek Subdivision (CC&Rs) is the document containing the rules and guidelines of our community. You should have received a copy of this document as part of your real estate closing process.
In addition to the CC&Rs, the Encino Creek HOA Board of Directors have passed and filed a number of additional resolutions, to include guidelines regarding:
· Garage Sales – the Association will schedule two garage sales per year (in April and October), and no other garage sales will be permitted in the subdivision.
· Posting of Signs – Posting of signs in common areas, to include the entryway, will not be permitted without approval from the ECHOA Board of Directors; and any damage resulting from the posting of signs will be the financial responsibility of the poster.
· Fence Pickets – Resident fencing must be cedar dog ear privacy fencing of either 4” or 6” widths. No mixing of the two widths along any single fence line.
· Homeowner Repair Responsibility – Any required repairs to Association Common Areas or neighboring properties resulting from a homeowner’s actions (including their representatives), such as, but not limited to, damage to streets, curbs, sidewalks, irrigation systems, landscaping, gates, fences, etc., will be the financial responsibility of the homeowner.
· Association Fence – Removal of any Association fencing will not be permitted without approval from the ECHOA Board of Directors; and any damage resulting from such removal will be the financial responsibility of the homeowner.
