Your frustration is understood yet there is a problem when it comes to defining the term "single family dwelling."    Legally the term family is too vague - because what is a family?  Is ia single family just a mom, dad and their kids or does it include parents, grandparents, brothers, sisters, cousins, etc.?   Unless it specifically spells out in the deed restrictions the definition of a single family then there is no way to win in court.  There might be fire or health laws regarding how many people may occupy a home but those are not controlled by deed restrictions.

Too many cars is a frustrating problem too.  Only how many cars may be at a residence is also not controlled by deed restrictions either. 

Members of the nuclear family (or immediate family) use descriptive kinship terms:

• Mother: a female parent
• Father: a male parent
• Son: a male child of the parent(s)
• Daughter: a female child of the parent(s)
• Brother: a male child of the same parent(s)
• Sister: a female child of the same parent(s)
• Grandfather: father of a father or mother
• Grandmother: mother of a father or mother

At least in my world, this works.

Also a family is related, not many different familys. likes jones, smith, johnson, trendle, lunsford... get my meaning. Not 5 different totally different people, and their people.
