Dues

When dues are collected each year, are they used to pay the same years expenses?  For example if we pay dues in Jan of 2009, is that money used to pay for the upcoming expenses for 2009 or is that to reimburse the expenses that were incurred in 2008?  Your list only shows dues up through 2009, but now you are collecting for 2011 so I just wondered what happened to 2010.  Not trying to be a pain but I am confused.

The answer to your question is that dues collected are to pay for all expenses incurred.  When we had a surplus, the money carried-over for the next year.  Unfortunately, this year we were out of money so the dues collected now are to pay for some of last years expenses and for expenses incurred this year.  Due to family illness in 2010, I was unable to send out dues notices.  I have some help this year which is why you are now getting your 2011 bill.  If you haven't already checked, you can see what expenses we incur on our website.  Click on our "Association Expenses" page and I have listed everything that has been paid.  That will give you a good idea of what all homeowners are responsible to maintain.  If you have any more questions, please let me know.  I will be happy to try and answer them for you.

We haven't received a notice of dues since, i think 2008. no idea what's going on. But then don't know if we'll pay till the nonpayers pay up.
