As the sub-divisions of Garden Dale, Garden Dale Estates and Grenadier are "aging" communities, in order to keep property values up, it is important that all homeowners comply with reasonable standards of repair and general maintenance on their residence and yard. Simple courtesy rules as to posted notices, parking, noise, garbage and trash disposal, and neighborly conduct are easy ways to make our communities even better.
Location-wise, we are very fortunate. Few of the newer sub-divisions are located as handily as we are. We are only a few minutes from the interstates, Harbison Boulevard shopping, downtown Columbia, the Saluda River, Lake Murray, as well as being in one of the best school districts in the state. With some diligence on the part of our residents, we can improve our property values.
The following are COMMUNITY STANDARDS adopted by the HOA Board of Directors at the September Board Meeting:
1. Lawns kept mowed, edged, and debris routinely cleaned up.
2. Shrubbery kept trimmed.
3. Residence exterior kept neat and in good condition, i.e.: paint, siding, garage doors, windows, etc.
4. Mailbox kept neat and accessible.
5. House number clearly displayed.
6. Yard trash placed on curb night before pickup, otherwise stored in back or side yard.
7. Garbage cans and recycle bins returned from curb as soon as possible after pickup.
8. Extended parking be done on driveways and curbside rather than on lawns.
9. Maintain no more than 25mph speed limit on neighborhood streets.
10. Treat neighbors and their property with respect.
11. Keep noise at a tolerable level.
12. Remove posted signs when they are no longer applicable, i.e.: Lost/Found/For Sale/Garage-Yard Sale, etc.
