@ 30 people. 95% of audience were Dudley Homes residents, 4% ECH staff; 1% other. Representing G-D, John Vezeau.
Planned extension of Dudley Square. Directly to the south of existing Dudley homes.
Features
26 additional units (36 already in place in phase 1).
80 families on waiting list to purchase.
One-story buildings
Combination of 2-unit, 3-unit, and 4-unit buildings.
Units range from 1,400 square feet to 2,200 square feet (with and without garages).
Architecture will be the same as in existing Dudley homes: brown brick, some minor architectural embellishments from the Memory Care Center.
Internal sidewalks on both sides of roads.
Traffic access only through existing Dudley roads to new cul-de-sacs.
No direct access to Lyndon Lane. No access to Fairmeadows.
Park-like setting.
Buffer area and berm at rear with six-foot-high shrub barrier to screen Graymoor-Devondale homes.
Zoning Change Requested
Existing zoning is R-4 (single family).
Will seek zoning change to R-5A (multi-family). Same density (6 units per acre) as existing homes.
The City of Graymoor-Devondale will issue decision on zoning change.
Other Issues
Drainage will be toward Lyndon Lane and to retention basin behind nursing home.
Schedule
Developer expects to file for zoning change within 30 days.
