drainage issues in The Oaks

Is anyone aware of known issues with drainage or septic tank functionality during wet weather?

If you have this problem, what do you do? I understand it's expensive to fix.

Has anyone been told a conventional septic system wouldn't work on their lot due to soil conditions? If a seller hasn't informed you of this, what is your recourse?

I live in the Oaks, my septic system works just fine, had it pumped about 2 years ago. I will say our toilets clog up alot, but I think that has more to do with cheap toilets.

Spetic tanks still baffle me, I have had them explained about 50 times and still dont get it.

We've lived here for many years and haven't had any problems. Maybe there's a problem with the location of your tank and lines.
Also, before the house is built, they are supposed to do a perk test.


how valid are county's tests?

I figure either someone built the system without a permit or, more likely, did a perk test during dry weather. Doesn't seem right to pay the county a bunch of money to redesign something that could have been designed better initially or perhaps shouldn't have been permitted initially.

My house was sold to me during the summer drought. Seems like a good way to stick it to the next buyer. I won't, but I wouldn't be surprised if that's the pattern.

Any ideas on recourse?
