Some Interesting History about HarborPlace Tower:
Construction was started in 1990 and was completed in September, 1992. We have 225 residential units and one commercial unit plus offices. The building has 22 floors (no 13th floor) and three levels of parking.
How do you like our artwork on the front lawn? The City of Long Beach required artwork and had to approve it but the developer had to pay for it. We have heard good comments about the artwork and bad comments about the artwork. Some people even claim it kind of grows on you. Whatever your opinion may be, you can blame or thank the city!
The front lawn is public domain and we, as homeowners, pay for the gardeners and maintenance of the area. The Promenade facing Seaside Way with the concrete benches is also public domain. We, therefore, must have the gates on either side (both east and west) open during the day for public access. The gates can be closed at night for security purposes.
We have a helipad on the roof for our building. Before any of you rush out to buy a helicpter, please be advised that this is a fire department requirement to the builder and is for emergency use only.
One final note: if any of you ever have occasion to visit the city planning department on the 4th floor of City Hall for a construction permit or any other matter, you may want to remember that while our "official" mailing address is 525 East Seaside Way (mandated by the police and fire departments), the developers listed our building as 530 E. Ocean. This might explain some of the confusion in filing paperwork and in the original documents for your units. Now that you know this file it away and just forget it.
HarborPlace Tower is a white, modern 23-story building at the corner of Linden and Ocean Blvd. in downtown Long Beach. The building has 220 residential units. The main lobby on the Promenade Level can be accessed from Ocean Blvd. by residents only. The security lobby is accessed only from the Seaside Way entrance and must be used by all visitors.
The street address is 525 East Seaside Way and the main owner parking as well as the guest parking and the security lobby entrance are all accessed off of Seaside Way.
All owners are automatically members of the Homeowners' Association which is represented by a HOA Board of five members.
