Deed Restrictions and ACC Committee News

Apr 19, 2002

The Deed Restriction Committee is the most important committee, in regards to long-term value of the community. It makes periodic inspections of the community, from the street, and reports any violations to the association manager. If violations are detected, notice letters are sent to the residents who are in violation and an opportunity for response is given. For continuing violations, the Committee will make recommendations to the board for legal action. Below is a note on the most re-occurring violations in the subdivision. All pets must be attended and on a leash: no pet shall be allowed to roam the subdivision. Owners of pets must promptly remove the excrement of their pets from all streets, sidewalks, yards and other areas within the sub-division. Trash receptacles and trash bags shall not be left out on the front yard on a nonscheduled trash collection day: after collection all trash receptacles shall be placed out of view from the fronting streets. No noxious or offensive activity of any kind which may constitute or become an annoyance or nuisance to the sub-division neighborhood shall be permitted: loud music from vehicles in the middle of the night; no go-carts or motor trail bikes are permitted on streets and roadways. Residents are not submitting home Improvements to the Architectural Control Committee. All homeowners wish to keep our property values secure. We can help by being good neighbors and making sure that any improvements to our property are in compliance with the restrictions established on our behalf.
