"Seclusion with convenience" could be the motto of the Indian Hills West Townhouse development. The 38 units of this planned community are located in a quiet cul-de-sac off of Stover Street only minutes from Scotch Pines shopping center, Colorado State University, Poudre Valley Hospital, and downtown Fort Collins. Bicyclists and walker enjoy easy access to the Spring Creek trail, only two blocks away.
The development was begun in the early 1980s and completed in 1984. Thus, the landscaping in the ample common area is well established and attractive. Some residents cultivate small plots of ornamentals that brighten up the common areas.
The living units themselves range from 2-bedroom ranch-style duplexes and triplexes to four bedroom detached homes; however, consistency in architectural style of the homes has been maintained. Moderate homeowners' fees include outside maintenance of the buildings, insurance, lawn care, snow removal, basic cable TV, and other common area maintenance as needed. Reserves are accumulated to ensure that long-term maintenance of buildings and streets can be completed as the needs arise; we thereby avoid special assessments.
