Kingwood Lakes Village consists of 271 residences and a 390-unit apartment complex. The Village is part of a master-planned community of Kingwood. The population of Kingwood is about 55,000 people and is in the City of Houston and located approximately twelve miles north of Houston Intercontinental Airport.
Every owner of a single-family lot, patio house lot and townhouse lot is subject to an annual community service charge and shall be a member of the Kingwood Lakes Community Association. Ownership of property shall be the sole qualification of membership. Every member shall be entitled to one vote for each single-family lot, patio house lot and townhouse lot living lot.

The Association is a community known as “KINGWOOD LAKES”. Kingwood Lakes is located in the master-planned community of Kingwood, Texas. Kingwood Lakes Community Association (KLCA) is a member of a 501 ( c ) ( 4 ) tax exempt Kingwood Master Association (KSA). The Association provides for the following:
 The maintenance and landscaping of esplanades, entrances, roadsides, jogging trails and common areas. The roads are unrestricted public roads and are accessible and used by the general public.
 Pest control and mosquito spraying throughout the entire community area.
 The maintenance of Kingwood Lake, footbridges and greenbelt trails for the enjoyment of the general public. The trails provide a recreational service and are available on an unrestricted basis from dawn to dusk. The lake is accessible to only non-motorized boats.
 The monitoring and approval of all architectural improvements and new construction within the community.
 The monitoring and enforcement of all deed restrictions. The deed restriction enforcement helps eliminate socially unacceptable behavior or property maintenance, eyesores, and hazards to health, safety and children. This benefits the whole community and general public.
