ARE YOU HAPPY HOW OUR NEIGHBORHOOD LOOKS

ITS TIME FOR THE HOMEOWNER ASSOC.  TO TAKE BETTER CONTROL OF WHATS GOING ON IN OUR NEIGHBORHOOD.  YOU WANT THE HOMEOWNERS TO FOLLOW THE RULES AND YOU ARE DROPING THE BALL ON YOUR PART.  TAKE A DRIVE AROUND AND SEE THE FENCELINE HAVING HOLES AND FALLING DOWN. NOT TO MENTION TRAILERS BEING PARKED IN THE STREETS, AS WELL AS BOATS.  THE COMMON AREA COULD USE A LITTLE MORE ATTENTION AND HOW ABOUT PLACING FINES FOR PEOPLE THAT ARE NOT CUTTING THERE GRASS.  THIS IS OUR NEIGHBORHOOD AND ITS STARTING TO LOOK LIKE A CRAPPY PLACE.  ALLOW THE HOME OWNER TO GET 3 LETTERS ON CUTTING THERE GRASS PER YEAR AND ON THE FORTH SEND A CONTRACTOR AND BILL THE HOME OWNER.  START TAKING A BITE OUT OF THE ONE'S THAT FAIL TO MAITAIN THERE PROPERTY.

We are currently putting forced mows in effect.  as soon as the rain lets up for 2 days our company will be out to mow the lawns that are on our list.... at the homeowner's expense.  I have finished contacting all of the realtors for the houses that are listed for sale that have not been mowed... 3 of them are "scheduled" to be mowed on Friday and 2 are "scheduled" to be mowed on Monday... once again, at the homeowner's expense.

 

As for Fences.  We, the board, does realize that the rain shifts the ground itself.  We have a policy to send a max of two letters of notice and then we send it to the attorney for legal action.... UNFORTUNATELY, this takes time.

 

Since our community is not legally allowed to impose fines for people that choose to ignore the CCRs, we have no choice other than to go through the notoriously slow legal process.  Have we discussed changing this policy ... yes.  It would take a 75% approval of every home owner in the HOA to amend the bylaws so that we can impose fines... since so few people even attend the HOA meetings there is little we can do :(

 

As for the trailor.... OH YES... that one has had MORE than 3 letters sent and is being sent to the attorney... we fully enforce the CCRs.

 

I encourage you to reach out to the board for any and all concerns.  I know that the Pres. and I are "strictly by the rules" people and we have, and will continue to, consult the HOA's attorney on a regular basis.

 

OH and before I depart.... We are working on the streets... our previous board as well as the current board has been working on this issue for well over 2 years.  We are very near to finally, finally FINALLY negotiating a method that is reasonable with the county to get our roads fixed.

 

I also encourage you to join our deed restriction committee.

OK WELL THE RAIN HAS NOTHING TO DO WITH HOLES IN THE FENCE LINES, I CAN UNDERSTAND FENCES THAT ARE LEANING.  BUT IF THIS WAS ANCHORED CORRECTLY WE WOULD NOT HAVE THIS PROBLEM.  THERE IS ALSO A HOME OWNER THAT HAS A PONTOON BOAT PARKED IN HIS DRIVE WAY THATS BEEN THERE FOR SEVERAL MONTHS.  FEEL MAYBE YOU PEOPLE NEED TO MAKE A COUPLE OF DRIVES A MONTH THROUGH OUR NEIGHBORHOOD.  I UNDERSTAND ALSO ABOUT THE FINES AS I WAS PRESIDENT OF MY PREVIOUS HOME ASSOCIATION.  AND I ALSO KNOW THAT IT TAKES PEOPLE GETTING INVOLVED, BUT YOU MUST LEAD BY EXAMPLE.  YOU NEED TO START HAVING QUARTERLY MEETINGS AND KEEP INFORM US OF WHATS GOING ON.  I AM GOING ON A YEAR AND A HALF HERE AND I HAVE HEARD NOTHING ABOUT A PLAYGROUND, OTHER THEN BEING TOLD THAT THE LAND WAS SET ASIDE FOR IT. WHATS GOING ON?????? 

WOW!  All that caps typing (aka yelling) makes it very hard to read... BUT since you asked:

 

We send out newsletters twice a year, put up posters as needed on mailboxes for a week at a time, we drive around our neighborhood virtually daily.  We have annual general meetings and more as needed.  We give out our numbers and email addresses to our residents.

Safety Committee Meetings are held as the committee feels they are needed (every 3 months or so.)  So this assumption that the members of our HOA are not doing what they should is just wrong.  Each and every volunteer that chooses to participate does a phenominal job. 

Just drive around to the other neighborhoods that surround us.  They have graffiti constantly and at a HUGE cos tto thier HOA.   OUR volunteers have done so much patroling and reporting that the graffiti rates have dropped to near nil.

The violations that OTHER neighborhoods have is through the roof, whereas our Deed Restriction committee does thier best to notify the board and management company of all violations.  Just drive through Amberwood to see what it is like when the CCRs are not enforced... Here at Kriewald, they are.
