HOA DUES ENSURE REPAIRS @ CARACAS ENTRANCE
In our last newsletter we mentioned that vandals did considerable damage to the front entrance on Caracas. During their spree they appeared to stand on the fence and jump into the hedge. A number of fence crosspieces were broken and the hedges were severely damaged.
A formal complaint was filed with the Cherokee Sheriff?’s department. I want to add that their response was prompt and courteous. The fence cross pieces were replaced and repainted. Members of the HOA board of directors did the work and used existing HOA funds for the necessary repairs.
However, they struck again with damage to the north side fence. Repairs are being made and will be finished on the May 6th work day. Thanks to our dues payments money was readily available.


SPRING CLEAN-UP PLANNED FOR SATURDAY 6 MAY
If you have a little time on the morning of Saturday 6 May we invite you to meet your board of directors at the entrance area for our annual spring clean-up. We will meet around 9:00 O?’clock and be through by noon. We plan to paint, repair the fence, plant new flowers, clean up the shrubs and right of way along Mill Creek Rd. Coffee and donuts will be available and the work always goes faster with a lot of help. Come on down bring trimmers and some hand tools and meet your neighbors. If we get rained out we will try again on the 13th of May.

WATER AT THE ENTRANCE
For the first time in the history of our housing addition we have water readily available at the front entrance. For years your HOA members have been toting water from nearby neighbors to water the flowers at our entrance. This has been an inconvenience to both the workers and homeowners. This system represents the first step in a long range plan to irrigate the entire front area. This will really improve the overall appearance (Very nice curb appeal and welcome at the entrance) and certainly makes watering our beautiful flowers much easier for our volunteer workers.


LONG TERM PROJECTS LIMITED BY MEMBERSHIP
We are continuing to work to enhance and repair the front entrance lighting. Additionally, we are promoting a cleaner neighborhood and this seems to be working. In conjunction with the county we are repairing and/or replacing the street and directional signs around the neighborhood. This is being done on a volunteer basis and will take some time. The speed limit and neighborhood watch sign to the right as you enter on Caracas has been replaced. It appears that a number of the signs will have to be replaced completely and this will be contingent on dues.

Just a reminder that The HOA has launched a web-site on an experimental basis and it appears to be doing well. The site is free and Bob Stone has agreed to keep it up and current so the maintenance is also free. That is a deal. You will find this newsletter and other information on the site when you check. THE VALUE OF MEMBERSHIP @ $4.17 A MONTH
From your Board of Directors

The price of membership in your HOA is cheaper than a Big Mac a month. Projects that are accomplished in the neighborhood come directly from the dues paying members and your board works for free. You can?’t beat that. As the housing area ages the need for repairs will be greater and greater or the area will just go down hill.
Attached to this newsletter is a membership form for you to join the Homeowners Association. Many of you are already members of the HOA and we appreciate your support. After all this is YOUR neighborhood.
Today fewer than half of the residence of Mill Creek Crossing are HOA members. We want to remind you of some benefits that come with membership. Unity and the strength of a strong HOA is the first benefit. If we can speak as a united organization our voice is much louder. When we call for assistance as ?“The Mill Creek HOA?” we get the attention of the county or our elected officials much better than if we call individually. Maintenance of the common grounds is another benefit. Our dues pay for keeping the entrance nice and appealing. Seasonal flowers are planted using membership monies. The repairs following the vandalism were done without passing the hat. The HOA enhances your property value. Your property has improved curb appeal to prospective buyers who are impressed with the care and keeping of the monument entrance and the internal facilities. Neighborhood pride goes a long way toward keeping the value of your real estate high. This assures prospective buyers that ?“their?” property value will be sustained if they purchase here. Increased pride of ownership comes with the association with your neighbors. Covenant Enforcements can only be accomplished by a strong HOA. This doesn?’t mean harping or a big brother watching you type HOA. However, your HOA might prevent a double-wide or a derelict vehicle from being placed on the lot next to you. Neighborhood Safety is also enhanced by the relationship that you might gain with other members of the HOA. These benefits are well worth the price. Your dues are less than the cost of a McDonalds Happy meal @ $4.17 a month. Your participation makes or breaks this HOA and we need your support.
