The now-vacant 5-acre parcel of land on the N side of High Meadow Dr at the front of our neighborhood was listed for sale on 10 Mar 2002. The land is being marketed as commercial property suitable for retail: ?“a great location close to 190 & newly expanded Miller Rd. close to Rowlett and Rockwall.?” MCCNA strongly advocates that the zoning be changed to residential. Either single family homes or more duplexes would be acceptable.
The vacant land is currently zoned office-showroom-retail. That designation was put into place in 1986, when Garland city planners expected that all the land at the front of our neighborhood would be developed with apartments and small retail stores. Instead, homes have been built there ?— the large homes of Summerfield and the new duplexes. The office-retail zoning on this parcel is clearly inappropriate, given the way the land has developed around it. The sale and development of this last remaining 5- acre parcel is inevitable ?—the only questions are, (1) what kind of development will go there, and (2) how will it affect our homes and neighborhood?
The only way to change the zoning is to have our city councilmember Jim Dunn call for a public hearing before the City Council to recall the zoning. City staff would then assess the appropriateness of the zoning on the property. Because of the surrounding residential development, staff would likely recommend a change in zoning.
MCCNA has asked Mr. Dunn to place this issue before the Garland City Council. He would be reluctant to do this without proof of community support and pressure from us.
