Water Features. Mark your calendars to memorialize the event. We have three working water features! Soon Nautilus Contractors will begin repairs on the splash tiles of all three water features. Water features, swimming pool and irrigation system are three of our biggest repair expenses, and we are hopeful the biggest expenses for maintenance and repair on those water features are behind us - for a while.
Gate Codes will Change. It has been many years since gate codes have been changed. A non-guarded gate is never secure, but we hope to lessen the likelihood of unauthorized persons entering the community. Soon we will be changing gate codes. You will be receiving a letter explaining the procedure for admitting service people and guests to our community.
Dogs, Dogs, Dogs. We love our pets, but nothing creates friction between neighbors faster than a pet behavior issue. Because barking may occur only when they are gone, some owners do not realize their dogs are creating a nuisance. Also, letting your dog leave piles during its walk is a guaranteed way to create issues. Please be attuned to these potential issues and act to avoid them.
We continue with an emphasis on enforcement of Covenants, Conditions & Restrictions (CC&Rs). Many of us have never looked at the rules by we all live in Montefino Village. We have been putting out reminders of the CC&R terms on various common violations. The next stage will be to issue violations. It may seem that something is trivial to you, but remember that if residents are regularly violating a rule, our community quickly becomes less enjoyable for all of us.
View Fence Repairs. Advanced Technologies has begun repairing view fences along our greenway. Painting of both the view fences and swimming pool fence will begin as soon as possible after the repairs are complete.
Now we can assess what trees and shrubs were lost over the winter. Painful as it may be, it is the resident?’s obligation to replace such tree and shrubs located in front of their residences. In the past this has often been overlooked, with the result being that we have areas devoid of trees and shrubbery that diminish the appearance of our community. If you are notified to replace a tree or shrub, please have patience and understand that we are playing catch-up on an issue becoming more of a concern with each passing season.
Parties and the like that involve guests outside on your property need to be monitored for noise. We close our swimming pool area at 10 p.m. for that reason. Some of our residents need to go to bed early to be up early, even on weekends. Please respect their right to a peaceful night?’s sleep. If you don?’t, expect to have a Chandler police officer at your door.
Stray animals invariably cause problems within a community. For example, stray cats deplete our bird population. Feeding stray animals or waterfowl is really not in the best interests of our community. Please resist the temptation to feed stray animals or waterfowl.
The Clubhouse Reservation Rules have been revised. They are posted on our bulletin boards and on our website, so please take a moment to review them.
The clubhouse is to be entered only by those who have reserved it for their use. We have again changed locks due to unauthorized use of the clubhouse. The air conditioning has been serviced and temperature control in the clubhouse and exercise room should be much improved.
The exercise room remains available for general use of residents and their guests. Please remember to lock the exercise room doors, turn out the lights and fans in the, and as a courtesy to others, leave the equipment configured as you found it.
We are part of the Ocotillo Community Association that has a Design Review Board to review all improvements to be made within the member Ocotillo communities, and to assure that rules as to property use are followed within the Ocotillo communities. A booklet entitled Design Guidelines & Community Rules is available from Premier Community Management.
Until now, the Montefino Village board of directors has functioned as a design review committee to interact with the Ocotillo Design Review Board. We now wish to form a separate committee called the Montefino Architectural Committee. We are looking for members, and hope you will consider serving on this committee.
