November: Patched pool deck cracks; trimmed palm trees; replaced
gate key pad standards, and concreted bases; adopted a
budget allowing for no assessment increase; met with
Apex Landscape representatives regarding possible
water feature revisions; transferred $75,000 from reserve
account to a thirteen (13) month US Bank certificate of
deposit.
October: Patched clubhouse exterior cracks; repaired clubhouse drinking fountain; repaired Jacaranda water feature pump; repaired landscape irrigation pump.
Sept: Filed a claim against Maverick Mechanical with the Arizona Registrar of Contractors; considered the terms of the Virginia Graeme Baker Pool Safety Act and the need for revisions to our pool and spa to comply with same.
August: Repaired ceiling damage in clubhouse fitness room caused by air conditioning leak; transferred bank accounts to US Bank; replenished pool water filters.
July: Sealed asphalt roadways; patched and painted community stucco walls; trimmed thirty-four (34) trees; cited twenty-four owners for having failed to file leases regarding their rental properties.
June: Replaced clubhouse air conditioning unit, trimmed ten (10) mesquite trees; installed new clubhouse water heater; began practice of posting upcoming board meeting agendas.
May: Rebuilt pool mechanical shed; replaced or re-wired sixty (60) exterior lights, repaired the Ocotillo-Jacaranda water feature pump, repaired the south pool gate; changed greenway light fixtures and repaired and painted light poles; installed exterior light fixtures on clubhouse to match new greenway light fixtures.
April: Received Chandler Community Grant $2,500 check; sent out twelve (12) letters to owners citing various violations; planted summer flowers.
March: Received 2007 audit review; replaced twenty-four (24) trees and filled numerous holes where trees have not been replaced; changed property manager representatives.
February: Held annual meeting of association; repaired both pool gates.
January: Sent out letters to owners of rental units requiring filing of leases; replaced the spa motor; repaired vaults for two water features.
