HOA Management - A good DEAL

If anyone would like to discuss our need for HOA management - please POST. I feel that this is essential for our Neighborhood to get the kind of attention it needs to keep pur values up, and promote peace between Neighbors.

With limited board participation it becomes essential to fund the needed support via the HOA dues. Communication has been better and will also be better in the future because among other things financial reports will be published more often versus once per year. Keep pressing on concerning the roof covenant and get it completed. The management Co. can keep the other things going in the meantime. I am glad there was just a misunderstanding on the flower bed thing.

So far it seems that this website has not been used much to keep up to date information available and up to date.  I am on the Board of Directors and am the current Treasurer.  I had a hiatus from the Board for a few years, but before that I was Treasurer for 10 years.  During that time we were able to accumulate almost $50,000.00 in savings through careful spending and competitive bidding.  I was most pleased that we were able to complete the renovation of the entrances without spending all of SAVINGS. 

We now have a very active Board and much participation in getting things done.  It is easy to complain about what is not being done and most difficult to help in getting done all the thing that need attention.  You will soon be seeing much more postings on this website that will be helpful and more timely.  Even though we are printing 4 newsletters per year there are always thing that need to get out before the newsletter prints.

You may get a user name and your own password to be able to make comments and post what you want on this forum.  Many have chosen to be nameless in comments on this forum, but I encouage everyone who is responsible to sign your name.  Do not be afraid to let others know your thoughts.  It is not helpful to use this forum to take swipes at fellow neighbors who are trying to help.

I personally have been polling other neighborhoods that are being manage by our Management Company.  We are blessed with a very low rate of $135.00 per year.  While I know that it is low and I see the need for more things to be done, there is only so much money.  Yes, we can spend our savings, but do we want to do as our government does and spend money we do not have.  I think not.  There will be a time coming soon, that our rate must increase. 

Our Board has asked our Management Company to be proactive in reporting Covenant Violations and notifying the resident and the Board of those violation.  From what I am seeing, as an Association, we are getting voluntary cooperation and improvement with homeowners who just do not realize that they are in violation.  It does seem that a letter from the Management Company is easier to take than a letter from the Board.  Ultimately, the Board must take responsibility when voluntary cooperation does not occur.   After all, that is why we have covenants and we need everyone's cooperation and help in keeping our neighborhood well kept and keeping it a desireable place to live.

I hope that many of you will understand where I am coming from and that each of us will do our part in making our neighborhood work together.
