Hate to ask a simple question but I am new to the area.

When are the HOA meetings and how are we notified of them?

Yes I agree, compliance to the deed rescritions should be one of the top issues. I am surprised on how many of the homes look like no one cares about their home value. Weeds, over grown bushes, junk yard of cars sitting out front, row boats for sale in the front yard, etc.

You MUST be new. We have a select group of people in this neighborhood, that think it is their right to maintain their house and yard, any way they see fit. plus there is another group, that wants to make sure they keep that right. They could care less about their neighbors property values and they only care about their own, when and if they decide to sell.

Yes ?“New?” I agree with you. Some people don?’t see the big picture. They think, ?“I?’m not selling my home now so what do I care?”. What they fail to notice is the domino effect if these homes for sale don?’t go for fair market value. If homes in Big Bear Farms are turning over at higher values then when these homes are sold in the future they are less likely to lower the selling price, even if market values decline overall, making this neighborhood stronger.

On the other hand if homes do not turn over at a higher value, a poor precedence will be set making us known as the ?“lower end homes?”. The majority of prospective buyers will take a three-minute drive thru the neighborhood and see poorly kept lawns, work trucks & vans parked in the street and unkempt homes as a basis for their impression even before getting out of the car. It?’s not fair but that?’s how it is. It?’s called curb appeal.

We were attracted to this neighborhood because of the wider streets and larger lots; something you don?’t see in golf course village. Yet that development is higher priced on average. I personally don?’t think the homes are nicer. If we don?’t all work on getting the minority to see this, it will hurt all of us.

Homebuyers typically start at the nicest neighborhood and work their way down. Maybe that?’s why so many homes are for sale here? I think it?’s time to change the attitudes of the minority.

You have hit the nail on the head ! If improvements are not made in the way we police our neighborhood ( HOA rules )
then our property will continue to decline. The housing market is at a five year low ,right now, with no end in sight. People looking to buy right now, will go to the '' nicer '' upscale neighborhoods. If people here don't think ours is going downhill, look around and compare ours to others nearby. In two years if I don't see a change, I will be looking elsewhere myself.
