The big box hearing at the Violet Township Zoning Board has been rescheduled for March 23rd due to the overflow crowd estimated at shoulder to shoulder inside the offices, hallway with at least 100 people outside. Location to be announced.
The talk outside, the fear of the hundreds of Semi tractor Trailer rigs needed to supply this big box complex...probable to exit off I 70 on Taylor Road going east on SR 204, turning right on Milnor and passing right in the middle of some of our subdivisons and at the entrances to others 365/24/7 with the noise jackbrakes and diesel pollution they bring...
only one of many points of dropping a mega big box location in the middle of rural suburban development. Please plan to attend the hearing on March 23rd and thank you to those who tried to attend tonight.

You people (the hundreds at the meeting) make me sick!
There are no houses close to the spot, which happens to be an excellent location for a development such as this.
I drive over to Taylor Square quite often which has a Wal-Mart. I have yet to see the ''HUNDREDS'' of trucks clogging traffic and brake jacking over there. I guess they have a runway out back to land the cargo planes. I wonder how many of the NIMBY'S shop there...or heaven forbid Sam's Club.
Oh well...go ahead and fight the development and let it end up being built into another sub division of row housing. That will help the schools!
I for one wish that the city would break away from the PLSD and have it's own district within the corporation! Name it the Pickerington Public School District. The schools within the corporation become part of the PPSD and those outside become the VTLSD. You can have the north complex! I would not want my child attending that school anyway.
Go ahead and fight them...it will be futile.
I remember other township folk fighting a proposed car dealership (I think it was Byers).
They did not want all the traffic from people test driving cars...and the lights in the car lot...and the possible criminal activity it would attract.
What did you get for that effort? A 16-screen cinema and countless retailers in your back yard attracting thousands of vehicles per day. I doubt that the Ricart Mega Mall gets even half that traffic during the day.
Don't waste your time! Capitalism always prevails!
P.S. Judith, David, Brian, Mike, Ted, Heidi, Keith, Cristie, and Jeff...please look into the process of breaking away from the PLSD and Township.

I say ''let them come''. Why should Dominion Homes be the only business allowed to rape and pillage this community? Trucks? What's the difference between semis rolling along the feeder roads once in a while and convoy after convoy of school buses rolling through our neighborhoods?… every morning, every afternoon and every evening?
This is a great location to start some commercial development. Email the trustees if you don't want to hear the whining...

Keeping cool
There appears to be those in the community that seem to be so desperate for commercial development that they are willing to buy the song and dance of these commercial developers trying to do business here in the Pickerington area.
First there are the big boxes proposed for the south west corner of Refugee and Pickerington Roads. Yes; there are two companies wanting to build there. I believe through the rumor mill they are Target and Home Depot.
I also understand that all they are willing to do right now is to provide turning lanes similar to what Kroger did to the west. They are wanting a TIF if they can convince Pickerington to do either a JEDD or an out right annexation of the proposed development.
How will the community pay for making Refugee five Lanes?
If Pickerington does do a TIF it diverts the increased property taxes from the development to pay for the required infrastructure. Is there enough inside milage and other property taxes without using the schools 75% of the property tax bill?
I think we should also take a good hard look at Hamilton Road and Brice Road. Do we really want to allow all of this big box development and in a few years we see it all move to the next hot spot probably route 310? How many would like to see retail development to serve this community and only this community? If you place no controls on the retail development you will end up over building and in a few years the local market can?’t support all of the businesses and those businesses end up going some place else and they leave the decaying shells of their former places of business.
I see where the township is re-writing their zoning code. I would strongly recommend that we all take a few deep breathes and allow the zoning process to be completed first before allowing the uncontrolled retail development come into the community.
The above types of development take years to get in place and to plan for. I believe there is an ongoing effort to lay those plans and prepare for our future growth and development. Rushing to approve anything at this stage will be a error we will all pay for in the future.
