With the recent discussion of new commercial big box development in the township at Pickerington and Refugee Roads, there seems to be opinions for and against. Is this development beneficial to schools? Is commercial development welcome over residential development? What will the traffic impact be? Would you want to live in the area surrounding the proposed development? Do you think that there has been adequate coordination between the city, county and township to ensure that the proper infrastructure exists to support such development?

1.) Is this development beneficial to schools?
Yes! It is not another subdivision of look-alike houses spawning children and creating the need for more school buildings. Wal-Mart (if that is the big box being proposed) sells some decently priced school supplies (BONUS).
There will be some tax benefit if it is not all tiffed away. If it is then the Township Folk should start a recall of our Trustees.
The big box wants us?…so it seems to me that WE have the leverage.
Not that it helps the schools but Kroger could sure use some competition in our area.
2.) Is commercial development welcome over residential development?
Of course it is. Less children equals less schools, fewer residential taxes, and added tax revenue from the commercial development.
3.) What will the traffic impact be?
Large I am sure. But it can be solved if the right measures are taken. See below #5
4.) Would you want to live in the area surrounding the proposed development?
Define area! Next door? Within one mile, or within five miles? Personally I do not see a whole lot of homes negatively affected by the proposed development.
5.) Do you think there has been adequate coordination between the city, county, and township to ensure that the proper infrastructure exists to support such development?
Are you kidding? Pigs will fly out of my butt before anything like that happens. It does not matter who the leaders are within the entities you asked about. They will never be capable of doing any such thing in a coordinated effort.
I venture to guess that the Trustees will eventually cry to the county and?….blah blah blah?… the infrastructure will eventually be addressed.
By the way, I am wondering why you had the city and county listed first and second in this question?
Isn?’t the zoning for this proposed development in the hands of the Township Trustees? Does the Township need to rely on Pickerington and Fairfield County to build their infrastructure for commerical development?

more food for thought
Somebody posted in a discussion earlier that they do not see lots of semis heading in and out of Wal Mart at Taylor Station right now and they did not seem to think this traffic would be a problem, sure they do not see them... because they come directly off a highway and into the retail complex. This location is completely different and maybe not better.
In order to get to this location, smack in the middle of farm fields far from major road access, these trucks will have to drive through and past several neighborhoods, Glenshire, Haaf Farm, Ashley Creek, Daysprings, Chevington Woods, Meadowmoore, Winding Creek, Spring Creek etc. I do think some people will see these trucks, hear these trucks and smell these trucks. They are not like school busses, they are heavier and larger and have much different cargo and drivers.
