I arrived just after 7pm with my family, the parking lot was full and there was a line out the door. I went home, could somebody post what happened please.

I was able to get in and listen. I counted the number of chairs available and there 322 chairs set up for the meeting. There were at least another 200 hundred in the parking lot and standing at the rear of the cafeteria.

Their attorney was named Fisher: He denied that the development was a Wall-Mart. Most in the crowd seemed to be against the project. The land owners did talk in favor of the project.

He claimed that the final project would have a real estate value of $44 Million.

Broken down to the different government bodies:

The schools would receive Aprox:$500,000 per year

The Township would receive $137,000 per year (probably the fire department is included)

The county would receive $120,000 per year.

Now if the Township partners with the City in a JEDD that would raise another $220,000 per year.

They claim access to this property would be from a connecter road running through the project starting at Ault Road and working its way to Allen Road and Stemen Road.. I have a map and that map measures that distance to be about 1.3 miles. Judging by the Diley road project with current numbers it takes around $4.5 Million per mile to build a five lane road. So just to build the road from Ault to Allen you are all looking at $5.85 Million to build. The debt service on this $5.85 Million road (which by the way will not solve all of the traffic issues) you are all looking at a debt service of $469,000 per year for the road. Even at completion they are only predicting around $977,000 income including a JEDD so that leaves the community to decide where do they want to cut out on the taxes. So lets say they do a TIFF from a JEDD and leave the school money untouched. If it takes two police officers each day to patrol and maintain the order then you can figure probably around $100,000 per officer.

What they are proposing will do nothing for the traffic issues at say Refugee and 256 where most of you must travel through in the mornings to work. Folks we are going to get the short end a the stick here if they approve the project.

Just Got Back

I just got back from the meeting and previous writer's attendance estimate mayb a bit high. I made it closer to 425-450. Anyway, the writer also forgot the school income tax of 1% of $22 million when complete. An honest oversight I'm sure.

Now something else. To Katelyn Sattler, I'm reversing my position on drug use. This community is in desperate need of massive doses of medication to control the hysteria, paranoia and schizophrenia. Perhaps a mega dosage of thorazine is in order. It would be laughable if it wasn't ultimately so important.

What the noisy host has overlooked is one simple fact: they have already lost!! The property owners can rezone their farmland to residential without asking the Township. That's state law. They can require the trusty to ratify any level up to the max which is R-4 (I think that's right) So the area homeowners can watch 400+ new houses go up or they can make the best deal they can with the commercial developer. Otherwise their only other choice is to buy the properties themselves, start a corporation, raise the money, pay the taxes all by themselves. Then they can do whatever they like with it. Build a par 3 golf course or an amphitheater or a park or whatever. The one thing they can't do is stop the sale.

Sorry, that's just the way it is, deal with it. And please try to be grown ups for a change. Some of the behavior tonight was embaressing.
