#of Houses not permits
The poster asked the number of houses build not the numbder of building permits issued. The fact is that over the last three years over 300 building permits in the City have expired where not house was ever build. In some cases the permits were counted two and three times. |

Thought when building permits were issued it was required to pay all the fees. Know preliminary plats expired but not building permits. |

New Homes
We moved into a new house a few years ago. Apparently the builder had not got a certificate from the City that allowed us to move in. After we have been in the house a few weeks they sent an inspector out and he was none too happy. He picked apart everything he could and the builder came out and fixed the list the inspector had given them. My point is you would probably get a better picture of the number of new homes if you looked for the certificate the city issues for new built homes. When we originally contracted with the builder to build our house we could not sell our existing home. We were able to roll some of the costs for that original contract over into the house we eventually bought which had already been built. I don't know this as a fact but the builder did say he lost some money in fees that he paid for the original building permit. As for the impact fees, tap fees and what ever else I am not sure what they pay at the time of getting their building permit. The one construction manager told me they do apply for a number of building permits with a lower value plans. Once they get a contract they amend the plans at the City and pay the additional fees associated with the higher priced home plans. With all that said I do not think that was the motivation for Glock 17's question. I think he or she was trying to find out where all of the new students were coming from in the district to the schools. I think that question should be asked of the schools. They should know where the kids are coming from and I don't think you can do a one to one and match up building permits to find the answer. I was looking through the Dispatch this morning and I see many more home sales and transfers of existing homes versus new homes. Most addresses with four or more numbers in the street number are in the township. Those with three or fewer numerical digits are normally in the City. The other tip off is the NW after the street name. There has been are rumor going around that the schools are seeing new student growth appearing in the older neighborhoods. There was a question about platting. I had a friend on the Pickerington P & Z and he said that he understands that plats are good for one year. If they have trouble doing the infrastructure in that one year they can asked for an extension. However; once they have acted on the final plat (installed sewer, water, and roads (even dirt roads)) then the plat is permanent. Normally in a normal market you would see builders come in with a final plat for say sections 1 & 2. They would build that out and then they would apply for another final plat approval on sections 3 & 4 and so on. I think where the City of Pickerington is in trouble is that a few years ago the council approved a bunch of final plats. Those in Sycamore Creek and Fox Glen all had sewer service to Canal Winchester. They also pre-paid the sewer tap fees through some kind of loan arrangement to Canal Winchester and they installed the sewer lines in all of the sections of their plats. So all of the Plats in Sycamore Creek and Fox Glen are permanent platting. No way for the City to stop them. I think M/I and Dominion were way ahead of Pickerington a few years ago. I also understand that some of these plats are expiring or have expired in the City and the Township. I know Dominion has options on the Ricketts land of Spring Creek Sub-division and it is close to expiring. They will need to put in sewer and water soon or they are back to square one. Our only hope to see Dominion go under. Then my friend is out of work. |
