I am not sure about zoning issues but I don't see any property currently zoned in the Township that is zoned commercial and down along US 33.
I am under the impression that if a residential builder were to come in and submit a plan that met all of the zoning criteria then they could build houses right in the middle of this so called industrial park. So Pickerington gives up all its rights and turns all of its commercial development authority over to the trustees and the trustees can't even get the land properly zoned for this undustrial park.

How many builders do you know who will build one house per acre right next to 33? That is what R-2 zoning allows in the township. R=1 zoning allows a home on a 20,000 sq ft lot, not too many of these around today either.
All of these builders come in for zoning changes to allow higher density.
I guess in the twp they did Build Haaf Farm right next to I-70 with R-1 zoning 20,000 sq ft lots.
Think about it, right next to the future highway exit...did they have any forsight? do they now?
What about Tollgate Road, the possible future link to 33 from I-70, the trustees have presided over residential development there, plenty of NIMBYs to say no to a five lane highway on their front porch.

I don't think so. The amazing Jeffy has greed written on his face just like his fellow trustees. You give him too much credit in believing that the 4 votes he publicly brags about understand what they agreed to vote for. He is only telling them what they need to know the get their vote. They have no idea what he is talking about with his fellow trustees.
For example, Why isn't Canal Winchester under the same annexation restrictions as Pickerington? Simple, the trustees own land in Canal Winchester. Look ahead to the future. The land along 33 lies almost entirely in the Canal school district. Pickerington school never will benefit from and prosperity there and that is why no one in the city government mentions the schools anywhere in all these conversations.
Look at the ODOT plans for the stretch of 33 from Hamilton Road south to Carroll. Who suffers the most? Canal Winchester. If the interchange goes in at Pickerington Road it open all the land south of 33 and from there you just make a few connections north and you are back in Canal. Connect Pickerington Road north to Hill/Diley and you have access along 33 on both sides of 33 between the two interchanges. Of course you have to cross trough the Dunlap land on the north side and the Yaple land on the south, but no problem there.
Anyway, I don?’t want to tell you all Jeffy talks about when he has had too many adult beverages like he is prone to but I would encourage all of you to ask him and watch him dance. Like the land that was the Diley Farm and what is now Preston Trails and others in that area, certain people at 100 Lockville Road made a financial killing once zoning was secured and parcels sold, platted and building began. The same opportunity awaits anyone willing to take the same actions as previous councils and sell out the city for profit. The same opportunity is along both sides of 33. This time the trustees want to apply the lessons learned sitting by and watching their counterparts in the council get rich along Diley. Of course they condemned that council and helped in its overthrow and now that they have seeded this council with sympathizers, the green light is on to make their move along 33.
I can assure you that before the ink is dry on the signatures of Jeffy?’s economic agreement, the trustees and Canal will go to the media with the granddaddy of all CEDAs that will connect everything along 33 in the Canal school district and block Pickerington from ever touching land along 33. That is why Jeffy has been having the secret meetings with the Canal Mayor and his selected councilmen. That is why Canal has been silent on all this. That is why Jeffy is applying intense pressure on everyone to get this agreement out of committee. That is why Jeffy has sought a legal opinion to allow the mayor to break a tie on committee.
If that map posted over to the left was put together better, I would download a copy and draw you a line along 33 that will show you what we stand to lose in this agreement and send it back to the webmaster to post.
Where do I get all this you ask? In my profession I entertain clients. I entertain them in Pickerington, Violet Township and Canal to name a few. As many of you know in the sales business, pleasant adult beverages go a long ways in opening doors to sales opportunities. Many of you know that big shot politicians like we have around here love to talk about how important they are and how powerful they are and how smart they are. All it takes is a little lubrication to get the truth out of them.
