Development company ready to build at Diley Road in April

CANAL WINCHESTER - A Cincinnati-based development company hopes to break ground in 2008 on a major retail, commercial and office project just off U.S. 33 in Canal Winchester.
The KCDG Construction and Development Company owns about 35 acres of land where Diley and Busey roads intersect.
Shree Kulkarni, chief legal counsel for the family owned business, said the company wants to develop an upscale retail center with a mix of Big Box and Jr. Box stores, local neighborhood shops and medical offices.
''We want to, maybe, try to break ground in April,'' Kulkarni said.
The company is in the process of forming a committee with the village's planning and zoning board to define what the general uses for the property will be, said Allan Neimayer, planning and zoning administrator for the village.
Neimayer said the property is zoned planned commercial, however, the village needs to know what the property's uses will be before the project can be approved.
''We need to try and identify that a little more closely,'' Neimayer said. ''We will try to work with the applicant as much as we can and try to keep this thing moving.''
Kulkarni, who runs the company with his father and brother, said the company is eager to work with the village to get the project off the ground.
''Our goals are the same as their goals,'' he said. ''We want to build a nice retail center that serves the needs of the community. We're going to work hand in hand with them to accomplish those goals.''
The 35-acre property is near the Canal Pointe Industry and Commerce Center, a Meijer store - which is under construction - and land that will eventually be developed for a joint medical facility between Fairfield Medical Center and Mount Carmel Health System.
KCDG purchased the property about a year ago.
The property's access to U.S. 33, the Diley Road expansion, Meijer store, hospital, the demographics of the area and anticipated growth presented an opportunity that couldn't be passed up, Kulkarni said.
''We have a real estate agent we work with in Columbus, and we're constantly looking for good ground,'' Kulkarni said. ''He brought this (property) to our attention, and we immediately jumped on it.''
The proposed development would mark the company's first project in the central Ohio area and would be done on a large-scale, compared to the company's other projects.
Kulkarni said the company has developed a 36,000-square-foot retail center in Cincinnati and a 23,650 office building in Indianapolis. The company also has an 8,000-square-foot office/retail building in Tampa, Fla.
The company owns about 400 acres in Columbus, Cincinnati and Indianapolis, Kulkarni said.
''We're constantly in an acquiring mode,'' he said. ''This Diley Road project is our foray into larger-scale retail development. I'm extremely confident we can get that done.''
