This data was compiled by the Research Foundation of the Community Associations Institute based on a National Survey of Community Association Homeowner Satisfaction conducted by The Gallup Organization in 1999.

Summary:

Overall, community association members are very satisfied with the association in which they live. This high level of satisfaction is evidenced by the fact that many members (40%) would not consider selling their house even if given 15% above the market value. Because of this high level of satisfaction, 48% of community association members plan to live in a community association again, or plan to stay in their current community.

The overall appearance of the community is the leading driver of most members wanting to live in a community association again and of members' general satisfaction with their community. The financial attributes, location of the community, and responsiveness of the community association are major reasons members do not want to sell their house under any economic circumstance.

The most common reason for not living in a community association was that there was not a community association that was near enough.

Finally, while both groups have similar positive ratings about the community/neighborhood that they live in, community association members are more likely to be very positive about their community than non-association members.

Findings:
Community Association Homeownership Experience

* 75% of community association homeowners are very or extremely satisfied with their community.
* Prime drivers of satisfaction with community association homeownership include overall community appearance, safety, financial accountability, location, and friendly neighbors.
* Half of community associations are very responsive to the needs of their residents. An additional 17% are extremely responsive.

Financial Commitment

* 85% of community association homeowners believe that property values in their community are rising.
* More than half of community association members surveyed are very or extremely satisfied with the appropriateness of the current rate of assessments, given the association?’s financial status.
* Community association members are very satisfied (61%) with their understanding of how their assessment dollars are spent.
* The average monthly assessment of the homeowners surveyed was $180.

Policies

* 75% of homeowners surveyed feel that their association rules are very or extremely appropriate for the community.
* Two-thirds of respondents feel that their community?’s rules and restrictions are very or extremely well enforced. Only 7% found their community?’s rule enforcement very or extremely unfair.

Demographics

On average, community association members are as follows:

* 48 years old
* Earn $45,000 or more on an annual basis
* Live in a single family home
* Have professional/managerial occupations
* Have at least a college education
* More than half do not have a child whom is 18 years old or younger living at home
