Location

The Quail Acres subdivision is located in the southern portion of the City of Charlotte and Mecklenberg county. There are three entrances to the subdivision. There are two entrances off Ballentyne-Commons Parkway near Jay M. Robinson Middle School. One entrance is onto Woodview Lane and the main entrance is onto Quail Acres Road. There is a third entrance off Fairway Ridge Road in Raintree. This is the Kennel Lane entrance.

Homes and Community

There are 144 homes that comprise the community incorporated into the Quail Acres Homeowners Association, Inc. in 1980. There is a lake (Elrod Pond) owned by the Quail Acres HOA with entrances off Boykin Spaniel Lane and Dovefield Road. This is an approximately 11 acre private lake. Trespassing is not allowed. All visitors to the lake must be accompanied by a homeowner at all times according to the DCC&R of the community. No motorized boats are allowed on the lake. All boats, canoes, etc. are not allowed to be stored on the common area surrounding the lake. There is an earthen dam at the North end of the lake. Excess water runoff from the lake empties into the spillway below the dam adjacent to the Rainbow Forest subdivision. The lake is man made and spring fed. The Quail Acres community feeds into the Charlotte Mecklenburg County school system.  Current schools assigned are McAlpine Elementary, J.M. Robinson Middle, and Providence High.  These schools are currently ranked at the top of the CMS system.

Quail Acres Homeowners Association

DECLARATIONS, COVENANTS, CONDITIONS & RESTRICTIONS
The Quail Acres Homeowners Association (QAHOA) was formed when Stanley R. Elrod, Sr. and wife Laurel Elrod deeded the land to the development and established Declarations, Covenants, Conditions & Restrictions (DCC&R) on February 17, 1979 and registered in Mecklenberg County in BOOK 4183, PAGES 0915-0928.

ARTICLES OF INCORPORATION
The QAHOA was incorporated in the State of NC on 7/2/1980 and registered in BOOK 0100, PAGES 243-248 of NC not for profit corporations.

BY-LAWS
Quail Acres Homeowners Association has a set of By-Laws.

RULES AND REGULATIONS
The Homeowners Association has adopted rules and regulations that help govern the community.

Non - Board Committees that are overseen by the Board

Beautification Committee - Monitors common areas upkeep, yard of month, Xmas house award.

Community Affairs - Keeps Quail Acres abreast of city/county projects in/around our community. 

Crime Watch - Quail Acres is an active crime watch community.

Social Committee - Family activities coordinated, Easter egg hunt, end of school year Ice Cream social, Halloween Social with neighborhood train, Fall BBQ fest, Wine & Cheese socials.  Many other activities.

Architect Committee - Oversees the approval of home and yard projects.

Street Captians - These homeowners live on each of the streets to assist Board as needed.

Other Information - Quail Acres puts out a neighborhood newsletter quarterly and a new phone book every few years.
