Queen Creek Ranchettes III Annual Meeting December 6, 2000

The meeting was called to order by Leroy Nunn at 7:00pm.

The people present introduced themselves. The minutes were approved as written. The Treasurer?’s Report was given by Karen Winters. There is a balance of $2410.34. There are still four lots in arrears from previous quarters and 7 late for the third quarter. Lots in arrears will be charged late fees beginning January 1.2001

The Architectual Committee was discussed. The board will search for a replacement for John Stocker as architect. John Oliver and Kenn Burnell offered to serve on the architectual committee; Brad Actipis will serve on the board as member-at-large to work with the Architectual Committee.

Several violations of the CC&R?’s were noted.
There are lots with no water retention or improper grading to retain water (retention in back yard but no grading to have water in front flow to back)

RV?’s and antenna?’s visible from street
Walls incomplete and water control openings missing from first course of block. No automatic lighting at curbside or lighting and mailbox are improper height. Structures outside of building pad (20 foot side and 40 foot front and back setbacks).

It was suggested that a letter be sent to all owners to remind them of problem areas in building, to hopefully avoid violations.

A letter is to be written regarding the plants to be replaced on 196th Street entrance. Mr. Jury has agreed to replace them however the landscape company does not want to do the work until March to follow the planting season.

We are dropping the attempt to remove the white metal railing fence on the Queen Creek Ranchettes I property line. They will have to deal with problems.

The board was nominated and elected for the 2000-2001 year.

The board will seek verification from the Town of Queen Creek that water retention is proper on all built homes.

SRP replaced the light at 193rd and Palo del Verde. There are other damaged signs in the development. The city will be notified.

We discussed the equestrian trail between QCRIII and Circle G. We will pursue our own contract with landscaper.

We discussed how to proceed with changing a CC&R.

We concluded that someone wishing to change a CC&R should write such a proposal and submit 59 copies to the secretary who will send out to members. We do not think it is appropriate to give out the mailing list of owners. There will be a minimum $25.00 fee or the actual costs of mailing whichever is higher.

Our next meeting will be January 24, 2001 at George Renner?’s home: 22853 S. 195th Place at 7:00pm.
