Queen Creek Ranchettes III

HOA Meeting 4 October 2000

Apr 22, 2001

Minutes of 4 October, 2000.

Meeting called to order at 7:00pm by Leroy Nunn, President.

Minutes of previous meeting were approved.

Treasurer Karen Winter reported that we have $1736.84 in our account this month. For the past (3rd Quarter) 12 lots have not paid their dues, 7 of these are further in arrears. The final bill from Bill Jury has been paid off.

The fourth quarter becomes payable Nov 1 and is due January 1, 2001. At that time late fees will be added to all accounts in arrears for each period that the dues are late.

There is a vacancy for Vice-President, Florence Lehman was elected for this position.

There is a vacancy on the architectual committee, it was decided to fill the position at the annual meeting rather than now.

A log is to be requested from Mr. Stocker for all previous work and a current monthly log is to be requested from this time forward.

Mr. Lehman reported that a trencher cut the irrigation tubing. Mr. Bill Jury volunteered to replace the 2 trees and approximately 35 plants that died from lack of water along 196th Street. Mr. Jury also said he will give his copy of original plating plan to the board. Also, for future reference the Town of Queen Creek has a set.

We also discussed the weeds on lots and the weeds on the corner behind Tract A. Leroy has been negotiating with Circle G HOA to clean the Horse Trail. Our counter-offer is to have them clean the alley first and then guarantee that the landscaper will be paid, as we will pay them not landscaper. The ?‘equestrian?’ lots pay an additional $9.00 per lot for the trail, that money will pay for the maintenance.

The minutes of the annual meeting will begin showing the names and lots that are in arrears and the amount owed.

SRP is expected to repair the street light at Via del Verde and 193rd Place Monday.

It was suggested that we pursue information about the rail fence between Ranchettes II & III to see if it can be removed. It was also suggested that we check with the Town of Queen Creek to see if lots are completing their required water retention.

The annual meeting will be November 15. (Marjorie apologizes, it is her fault that the date was changed); now Dec 6.

The meeting was adjourned at 8:30, light refreshments were served.

Minutes as written, not approved.
