Building was begun in Quincy Hill in Fall, 1981. Management was turned over to homeowners in October, 1983. Quincy Hill had finished building out in August, 1985. It is still a self-run association.
There are seven board members, all of whom are also resident owners. Board members are voted on every year in a round-robin fashion: For two years two board members are voted on for a three year term. In the third year three members are voted on for a three year term.
Quincy Hill has an outdoor private pool for the use of Quincy Hill residents in good standing only. Good standing means their dues are current. There is also a Clubhouse that is used for monthly meetings. The Clubhouse may be rented by residents for a nominal fee and a deposit which is returned if the Clubhouse is undamaged.
All homeowners pay dues of $215 a month. Dues cover water and sewer fees; maintenance of the common area including snow removal on sidewalks (2 inches) and plowing of the alleys (over 3 inches); pool and pool maintenance; weekly trash pick-up; street repairs; the new masonry fence, association bookkeeping; and the monthly newsletter.
Homeowners must insure their units including the exterior as well as the interior as if they were free-standing, single family homes. There is no "master policy" for the complex.
Quincy Hill is a covenant protected townhouse association. There are 240 units on approximately 20 acres of land in south Aurora. All of our units are individually owned. There is no manager on-site.
Association meetings are held at 6:45 p.m. on the third Tuesday of each month in the Clubhouse. Exceptions are May and November, which are held off-site. All residents are welcome to attend.
Quincy Hill is self-managed by a board of directors. A newsletter published monthly and sent to all residents keeps members up to date on association news and events.
