Dear Councilman Mental,

RE: 3334 W. Case Rd.

I am a resident of the community surrounding the proposed development at 3334 W. Case Road. I am opposed to rezoning this land to PUD-6. My neighbors and I as that City Council hear our concerns and reject this rezoning request.

BELOW IS A LIST OF REASONS WE HAVE HEARD FROM THE NEIGHBORHOOD AND THE NORTHWEST CIVIC ASSOCIATION. PLEASE CHOOSE ONE OR MORE OF THE FOLLOWING REASONG LISTED BELOW. CHOOSE THE ONEST THAT REPRESENT THE WAY YOU FEEL REGARDING THE ABOVE STATED REZONING. ALSO INCLUDE HOW YOU FEEL ABOUT THIS DEVELOPMENT

I am opposed to this request for the following reasons:

• This spot zoning will set a bad precedent for the proliferation of condominiums or apartments north along the bluff of the Scioto River. Currently the open space and vegetated area are around the existing single-family homes preserve the natural character of the banks of the Scioto River for all the people in Columbus.
• The current zoning text for 3334 W. Case Road the said he will not let future developments connect to his reads. Although the developer said this, we all know that property owners have a right to have access to their property.
• The current width of W. Case Road is 20 feet. There will be additional traffic that will be generated on W. Case Road from the construction of the 86 condo united proposed, on the north east corner of Riverside Drive and W. Case Road. The new access for this development will set on a hill with a 6% grade. Even with a left turn lane, it will remain a very dangerous, high traffic roadway.
• On the southeast corner of Riverside Dr. and West Case Road, there are condos currently under construction. These unites were approved by the City on June 4, 2001. There will be 128 to 170 units built, depending on the type and style of the condos being built. Phase I and Phase II of Barry Trace condos, on the south side of W. Case Road were already there prior to the new construction that is going on. There are approximately 100 condos in the Barry Trace development.
• The proposed site sits on the northeast corner of W. Case Road and Riverside Drive, the land is currently developed with single-family homes. The land to the north and east of this site is also developed with single-family homes. This is an established area of development where single-family homes exist.
• The residents who build their single-family homes on the cul-de-sacs in Riverside Green, land just east of the proposed site, did so with the knowledge of their surroundings. This is changing the rules in the middle of the game.
• The City’s Division of Safety has asked for their entrance off Riverside Drive. This will be utilized as “EMERGENCY USE ONLY”. They view W. Case Road too narrow, only 20 feet wide and too congested.
• The site in questions has some acreage in the Columbus and Dublin School districts. There could be children from Columbus and Dublin schools living in this development. That means both districts will have buses going to the development at the same times of day to pick up students. Columbus buses will go into the development to pick up the children, however, Dublin will not. Children waiting for the Dublin buses will have to wait for pick up out on W. Case Road. There are no sidewalks on W. Case Road, nor are any proposed. There are ditches that line this road. This is clearly a safety issue that the Developer has said is Dublin’s problem, not his!
• The land that sits to the north of this site, where the future roadways will connect is all Dublin School land. That means all the children from Phase II will be going through to Phase I access point in order to catch their bus to school. There are currently 40 school buses a day on West Case Road.
• Currently there are four single-family homes on this property. If this rezoning is approved there will be 86 condo units changing character of this neighborhood.
• W. Case Road has served as a dividing line, a natural boundary, if you will. We are saturated with condos on the south side of W. Case Road with mid-rise currently being built. It makes no sense to now set the precedent to allow condos on the north side of W. Case Road.
• We recognize the need for a mix of residential developments and this has been met with the condos on the south side of W. Case Road, the single and multi family on the north side of W. Case Rd.
