This homeowner decided to rent his property out to college students. The renters have been throwing loud parties, they fight, they have been throwing beer bottles into my backyard....twice they have come into my backyard and gone out my side gate to escape the police at their door!!! I contacted the homeowner and the property manager and still nothing has happened. Homeowners, please contact your homeowners association to get this matter seriously looked at!!!

The HOA deed restrictions/covenants require all homes be used only as single-family dwellings. I suggest if the HOA is unwilling to do something about this problem you contact a real estate attorney and pursue legal action to protect your property value. An over abundance of improperly managed rental properties tend to destroy neighborhoods; Ox-Bow being one example where the HOA went bankrupt, sold their swimming pool to the city, etc., due to neglect by rental property residents.

I got news for you, if you're thinking your HOA is willing to do anything about this problem you've got another thing coming and this includes your management company that also unfortunately manages my HOA which is a subject for another time. Hire a lawyer that's about all you can do.
