HOA Assessments

Posted in: Sonoma Ranch
Could someone explain to me why the folks in the Meadows should be paying the same assessment fees as other areas in SR? Now that we are ''city'' and the other areas were not annexed, we feel it is not right that our assessments are the same.

We don't have a gate to maintain. We have streets that need fixing and have been told that now the ''city'' must fix them because our management company didn't get it done prior to the closing on the last house in our area. And we pay this company $480 a year -- ???

Any comments would be appreciated.

The Meadows

Mr. Crouser: I would like to clear up some misinformation. I have always felt that it was unfair that The Meadows owners should pay the same assessment as all the other owners since they do not have gates so no private streets. I broached that subject with the developer when your unit was annexed but never got a reply. If you would like to gather a petition to the Board about this, I would be more than happy to take it to them and perhaps there could then be some concession. It is not my decision to make since I am an independent contract working with the Association's Board to assist them in managing the corporation's business but I do not make decisions on how the assessments are set.
Since your streets are not private, the Association has no responsibility to repair its streets but I was told that the developer or builder would be repairing the streets now that the last house has been sold. For your information, I cannot spend the Association's funds on anything that is not approved by the Board. Your entire assessment of $480 comes to my address to be placed in the Sonoma Ranch bank account for use on Association business. My original management agreement calls for $4.50 per lot per month, which totals $54 per year.
Your Board of Directors is responsible for making decisions and you may address them with your concerns but please do not blame the contracted management company for perceived inequities over which I have no control.
