These specifications are not a complete list of restrictions.   Please refer to the Declaration of Covenants, Conditions and Restrictions, and the recorded Final Plat of Schilling Farms Planned Development, Phase III, for additional information.

These guidelines are subject to review and change at any time.  Please check back at this site before you start your project.

Please find herein, the architectural guidelines for Phase III of Schilling Farms. Please remember that this is a list of minimum standards and requirements. Submittal to the Architectural Review Committee of other products or materials is encouraged. As certain products are reviewed and approved by the Architectural Review Committee (ARC), they may be added to the approved list. If you have any suggestions of items that should be added to these guidelines, prior to the submittal of your first house plan design review, please forward them to:

The first step in the design review process will consist of an informal sketch review with the builder and architect, during which we will discuss the general concept of the plan, including the orientation of the house and the garage on the lot, and together agree on any necessary improvements or changes. The next step is to produce working drawings, including a plot plan, which shall be submitted for final approval. Please contact Gerald, Mark, or if you have any questions.

 

1.         House Size: Minimum required heated and finished area is 2,800 square feet.

2.         Floor Height: The finish floor elevation is to be a minimum of 24” above finish grade along the entire front of the house (and the entire street side on comer lots). Minimum finish floor elevation is to be 30” above finish grade on lots that are so indicated on the color-coded “Housing Types” plat that has been provided

3.         Cladding: Cladding is to be as follows: (a) an approved wood mold brick or simulated wood mold brick (see attached list) with an approved mortar color, or (b) painted brick in an approved color, or, (c) 4“ to 8” smooth horizontal lap siding in wood or Hardy Plank.

4.         Roofing: Acceptable roofing is to be at least 25 year dimensional shingles in one of the approved colors (see attached list). Standing seam metal roofing, cedar shake or slate will also be allowed.

5.         Material & Color Approval: Roof, brick, mortar, siding and paint color selections must be submitted and approved prior to installation or application. If selections are made from the approved list of materials and colors, the combinations thereof must also be approved.

6.         Windows and Doors: Windows are to have wood frames, but may be vinyl or aluminum clad. True divided lite or simulated divided lite windows shall be used where visible from the street. No snap-in grids shall be used on windows visible from the street. Double insulated windows with profiled muntins that are securely fastened to the exterior of the glass such as those manufactured by Lincoln, Kolby and Kolby, Pella or Weathershield are acceptable. Other manufacturers may be allowed with the approval of the Architectural Review Committee (ARC).

7.         Flashing: Must be copper or painted galvanized metal. Exposed galvanized or aluminum flashing is not permitted.

8.         Flood Lights: No floodlights shall be allowed that are visible from the street. Two standard “Schilling” light fixtures shall be required on the garage of each house to provide lighting to the rear service drives. A freestanding “Schilling” pole and fixture may be substituted for the garage-mounted lights.

9.         Columns: Columns may be made of wood, stone or cast concrete and should have a smooth finish. Columns, whether they are round or square, should be properly proportioned. If round, the column should have the proper entasis, or taper, associated with classical proportions. Conventions of classical proportion also dictate that the top of the column shaft must align with the finished face of the beam, or entablature, above.

10.       Chimneys: Must be brick or stucco of an approved color. No lap siding or stucco board can be used on chimneys.

11.       Foundation: Veneer must be brick or stucco over block.

12.       Railings: Must have well-proportioned square or turned balusters and shall be made of wood or an approved synthetic such as certain products available from Fypon. Iron railings and combination masonry and iron railings are also acceptable, as approved by the ARC. Certain stone and cast products, as approved by the ARC, will be allowed for use in balustrades. Specific information on desired railings should be submitted to the ARC for approval with construction drawings.

13.       Drives: All driveways and walks must be of 4,000 psi concrete with a pea gravel finish. Other finishes for driveways will be considered on a case-per-case basis.

14.       Walks: Walks must be made of 4,000 psi concrete with a pea gravel finish. The ARC must review and approve alternate materials for all walks.

15.       Mailboxes: Shall be the "Southwind" style as manufactured by Pickle Iron Specialties Co. or the same design as manufactured by Grahams Lighting Inc. Mailboxes and stands are to be painted "Schilling Green", as supplied by Memphis Paints, or an equivalent match of Schilling's street light color, which is Kim Custom Color RAL 6012 Black Green. Mailboxes are to be placed in the rear service drives.

16.       Landscaping: Landscaping must be completed by builders within 2 weeks of completion of the house, and must be approved by the ARC. Solid sod must be used in all required grass areas.

17.       Fencing: The use of picket fences, masonry fences, iron fences and various combinations thereof is encouraged on all lots and is required on lots with a "PF" designation on the color coded "Housing Types" plat that has been provided. Special consideration should be given to the spacing of the pickets on front and side yard fences, and such fences should be no less than 36" and shall be no more than 48" in height. All picket fences must be white. Quality fencing made of synthetic materials, such as those manufactured by Country Estate Fence, may be acceptable. Country Estate Fences shall be used along the rear service drives. Service drive fences are to be white in color and shall be no less than 60" and no greater than 72" in height. The tops of all fences must be level and posts and sides plumb. Approved Country Estate Fence styles are included in the attached list. All fences, other than those pre-approved Country Estate Fences, must be approved by the ARC prior to installation.

18.       Satellite Dishes: Dishes cannot be more than 18" in diameter. All dishes must be screened from view from the street and of neighbors and must be approved in writing by the ARC prior to installation.

19.       Shutters: Shall be paneled, plank (French), or louvered in configuration and shall be operable or appear operable. Shutters are to be made of wood or an approved synthetic such as those manufactured by J & L Shutters in Memphis. Louvered wood shutters are

prohibited due to the difficulty of maintenance. PVC louvered shutters must have blades that are 2.5" wide with a 2" exposure. All shutters must be sized to match the actual door or window openings. All shutters must be hinged and must be held in position with shutter dogs.

20.       Ceiling Height: Minimum ceiling height on the first floor and second floor shall be nine feet.

21.       Setbacks and Architectural Encroachments: The front setback for the main body of the building is 24.5'. The side setbacks shall be a minimum of 3.5'and the rear setback shall be 20'. Front porches, inclusive of their structural components and eaves, may encroach into the front setback up to 10'. Other architectural encroachments, such as side porches, eaves, chimneys and bay windows may also encroach into setbacks if they are approved by the ARC. Such encroachments may intrude into the front setback up to 10' and into the side setbacks up to 2.5'. All houses shall have a garage with no less than two bays. All lots must provide parking for at least two cars outside of or adjacent to the garage. The parking area for each car shall be 10'x 20'. The minimum garage setback is 5'; where this setback is used, an area 20' x 20' shall be provided adjacent to the garage for additional parking. A 10' setback from the service drive is also allowable. In such instances, one 10'x 20' parking area shall be provided next to the garage. There are a few lots which do not have a rear service drive; these lots are also required to have a garage. Since the drives on these lots will provide sufficient parking, the setback of these garages may be as little as 5' from the rear property line. All setbacks are subject to Collierville's approval.
