Fences in the addition

Posted in: Settlers Crossing

I am just curious about what is going to be done with all the downed fences in the neighborhood.  I have heard that the Homeowners association isn't going to replace/repair them.  If this is true, why not?   I was under the assumption that the outer fences/street side fences were owned and maintained by Settler's Crossing.

Part of the issue is with appearances, and the other part is that if we are going to be held responsible to maintain these fences, then I feel we should be able to replace them with 6' cedar panels instead of keeping the short 4' cedar panels we have currently.

I apologize if this has already been brought up in a different thread.

Trint,

There are certain fences that are the Homewoner Association's responsibility, and those are the ones you are seeing backing up to Penn and along Settlers Crossing Blvd, ones installed by the Developer.  Some of these fences were downed in the storm.  The columns that were downed, have been repaired by that company, and the insurance company adjuster came out on April 17th for the wooden parts of the fence. We walked along the storm path and common fences to find ones that were loose but not blown over.  All of these posts are going to be replaced and the insurance company issued a check to the HOA last week.  So, no, what you heard is not correct, the HOA is going to replace them. I want to apologize for the delay, there was first the issue of who is responsible considering it was a storm, then there was consideration of insurance claim, now there is getting a fence company out here.  Neighborhoods Plus is in the process of doing that for us.

Not knowing your last name to look up your address, I was wondering do you have a fence in need of repair?  The majority of the homes that have fences in need of repair probably don't even realize how the adjuster and I physically checked the fences that weren't down, so you might be covered.  But I am confused, 4 ft. fences back up to common areas like green belts and ponds and they weren't installed by the Developer as a perimeter fence.  Also, if you do have a 4ft., then you are in a location that requires that height because of common area, so a 6ft. won't be a possibility.  Correct me wherever I am incorrect.  I do want to assist anyone with this unfortunate storm.

Thanks to all the patient homeowners with 'injured' fences. I think it's a shame you had to wait longer than us that didn't have HOA fence.  I apologize for all the red tape processs but promise they will be fixed soon.

Thank you,

Shelley Sanders

President HOA

Our outer perimeter fence wasn't affected by the storm, but our neighbors was.  I was just asking because I had heard that there was some debate on who's responsibility it was going to be for repairs.  I got the news letter today, and just wanted to say that it explained the situation well.  Thank you for putting in the time and effort to investigate and report on downed fences.

As far as replacing with 6 foot fences, I have no intention on doing it but have heard others state that they would like a 6 foot fence instead of the 4'.  I was just thinking out loud that if we were responsible in maintaining them that we should be able to pick the size we wanted.

Again, thanks for spending your time on this.
