We've been made aware of several residential projects within our neighborhood where homeowners have been cited for not pulling proper permits prior to proceeding on projects that require setback variances or other relaxations, and the City is denying the applications. Be certain that you insure that your contractors do not proceed without proper permits. In one case, it appears that the homeowner may have to demolish a structure that was built without permit.
Demand to see permit

Good advice. Several years ago I used a contractor I had used many times before. I assumed he was still actively licensed. It turned out he was not and I suffered monetary losses and huge hassles because of it. The work was done properly but not permitted. And it was my error for not demanding to see the permit and checking it carefully.
