moving house/ setback variance

Posted in: Historic Old Northeast
nearby neighbors have been notified that the house at 117 14th Ave., N. will be moved from the back of the lot to the front. Our front yard setback is 25', the proposed location will only be 16.8' so a ''relaxation'' of the rule is required to permit the planned re-location. City staff is recommending this relaxation.

The house is unimpressive, rental property; ~1,000 sq ft. A better decision may be to tear down home and build a new one compatible to the surrounding houses. Do we really want this ugly home moved up to a more visible location? I don't mean to prejudge as I'm not certain of the plans of the new owner, but I'm curious as to the opinion of NDR and other association members as to this project, and whether an objection should be filed. Pls post your thoughts. FYI, its NDR#02-04-39Srel, contact is Rick Dunn 551-3279.

Big relaxation

I am no expert but his is a 10 foot variance- or difference with existing properties. Big! If it was me I would try to find out the whys- why are they wanting to move the house forward?
Why is this exception necessary? Why is it being approved by staff?
Are new owners moving it forward for only backyard space? Or do they plan to add on a nice addtion which will help increase your property values. Who are the owners? Is the proeprty going to remain a rental? If you are not satisfied with the answers then fight it.

Who to Ask

There is someone in the neighborhood who would be able to answer your questions and understands all the regulations. His name is Steve Lange and he was very involved in the association for many years and served on a few city boards also. He is an architect as well.
