Summer Walk Covenants Quick Reference Guide

1. No structures/outbuildings of a temporary nature, unless approved in writing by the ACC, shall be erected or allowed to remain on any lot. Plans/specifications must be submitted in writing showing at least the nature, kind, shape, height, materials, color, texture, and location. (Article VI Section 32)
2. Towed vehicles, boats, boat trailers, RV?’s, motor homes, mobile homes, buses, trucks with a camper top, truck or commercial vehicles over one ton capacity, trailer, motorcycle, minibike, scooter, go-cart, or similar recreational vehicles are not permitted on any lot except in an enclosed garage for periods of more than 48 consecutive hours. Trucks with mounted campers which are a homeowner?’s primary means of transportation are excluded. (Article VI Section 5)
3. No exterior construction, alteration, addition, erection, or landscaping shall be done unless and until plans and specifications showing at least the nature, kind, shape, height, material, color, texture, and location have been submitted to and approved by the ACC. (Article VI Section 3)
4. Any change to the exterior color, finish, or texture of one?’s home or any improvement place on the lot, including the roofs and fences, must be approved by the ACC.
5. No vegetable garden, hammock, statuary, play equipment, or pool shall be constructed, erected, or maintained upon a lot unless the type and location has been previously approved by the ACC. (Article VI Section 25)
6. Swimming pools shall not be constructed unless approved by the ACC, and in no event shall any above ground pools be permitted. (Article VI Section 24)
7. Artificial vegetation or plastic animal decorations are not permitted on the exterior of any property. (Article VI Section 22)
8. Exterior sculpture, fountains, flags, bird baths, and similar items must be approved by the ACC. (Article VI Section 22)
9. Except as may be permitted by the ACC, exterior lighting visible from the street shall not be permitted except for (a) approved lighting originally installed on the lot; (b) street lights in conformity with existing lights; or (c) seasonal decorative lights from Thanksgiving to the following New Year?’s Day. (Article VI Section 21)
10. No animals, livestock, or poultry of any kind may be raised, bred, kept, or permitted on any lot, except that dogs, cats, or other unusual and common household pets in reasonable number; provided, however, those pets which in the sole discretion of the board, endanger the health, make objectionable noise, or constitute a nuisance to the owners of any lot. (Article VI Section 8)
11. Structures for the care, housing, or confinement of any animals shall not be constructed, placed, or altered on any lot unless plans have been approved by the ACC. (Article VI Section 8)
12. No fences or fencing type barriers of any kind may be placed or erected on any lot within prior written approval of the ACC. (Article VI Section 18)
13. No exterior antennas of any kind, including satellite dishes, shall be placed, allowed, or maintained on any lot without the prior written consent of the ACC. (exception ?– 18?” satellite dishes) (Article VI Section 11)
14. Lots must be maintained in a manner consistent with the covenant requirements such as: (1) repairing and painting or other appropriate external care for the dwelling and structures located on the lot; (2) the seeding, fertilizing, and watering of all lawns and mowing, edging, raking, and otherwise caring for the lawn; (3) pruning and trimming of all trees, hedges, and shrubbery so as not to obstruct the view of motorists or pedestrians; and (4) the maintenance, repair, and painting of all fences on the lot. (Article V Section 2)
15. Trees that are more than 4 inches in diameter shall not be removed without the prior approval of the ACC except: (1) dead or diseased trees, or (2) trees within 10 feet of a drainage area, septic tank, sidewalk, a residence, or driveway. (Article VI Section 12)
16. All garbage cans, woodpiles, swimming pool pumps, filters, and related equipment and other similar items shall be located or screened so as to be concealed from view of neighboring street and property. (Article VI Section 15)
17. Trash containers may be places in the open the night before trash pick-up. Trash containers are to be removed from the open the day of pick-up. (Article VI Section 15)
18. The use of firearms in the community is prohibited. This includes B-B guns, pellet guns, bows and arrows, slingshots, and small firearms of all types. (Article VI Section 17)
19. Exterior clotheslines of any type are not permitted. (Article VI Section 28)
20. Window air conditioner units may not be installed without ACC approval and in no event may they be allowed to be visible from the street. (Article VI Section 20)
21. All mailboxes and posts shall be of similar style and color as that initially installed by the builder. (Article VI Section 26)
22. Vehicles shall not be parked on any street within the community or any portion of a lot other than the driveway or garage. (Article VI Section 5)
23. Garage doors shall be kept closed at all times except for during times of normal use. (Article VI Section 5)
