Happy New Year To All!!!


The next monthly SWPOA, Inc. Board Member meeting is scheduled for 7:00pm February 12th at the Greer Library. The Agenda will be posted 10days prior on our Web site( http:/www.neighborhoodlink.com/greer/summerwood/). This will give you time to consider if you would like to attend and turn in your written 5 day notice.

Article V, Section 1 of the By-Laws for SWPOA, Inc. states that the Board of Directors are to meet during the second week of each month. The Board will be meeting on the second Tuesday of each month at 7:00 PM. By-Laws also state that any member in good standing may attend such meeting, provided five (5) days notice of such appearance is given to the Board. Postings for meetings will be listed under ?“Community Calendar?” on our Home Page

Note to all:

It was decided by the last board to save cost on paperwork it was best to setup a web site with some of the basic SWPOA, Inc. information like Newsletters, communications and Board Member contacts. We now have expanded our site to include more information: monthly Treasurer?’s Report, Board Member Meeting Agendas, Committee Pages, Neighborhood School?’s, area information Links, etc. We are delivering this Newsletter to help the new Board find out who does not have access to a computer from which to get the SWPOA, Inc. info. Please contact a Board Member if you want to get on a paperwork delivery list.

Also, please consider joining a committee. All help will be greatly appreciated! Fresh and new ideas will help to work toward making this an even better community.

THE ASSOCIATION /CC&R?’S

Ever wondered why you have a homeowners association? Your association may be your best tool to protect the value of your home and the quality of your neighborhood. Community associations do any number of different things, such as setting and collecting the maintenance fees required and needed to run an association, maintaining landscaping or recreation centers, and providing for events or meeting places for neighborhood functions. That being said, one of the most important functions of an association is to enforce deed restrictions and protect the value of the community assets among those being your home.

If deed restriction violations are not corrected, there can be very negative results over time. Estimates are that property values in a subdivision with an inactive association can fall as much as twenty percent due to failure to enforce restrictions

When closing escrow on your property, all homeowners should have received and signed for the governing document titled ?“Declaration of Covenants, Conditions and Restrictions for Summer Wood Subdivision?”. The CC&R?’s document is a legal contract binding the owner/s and the owner?’s prescribed land use as a member of SWPOA, Inc.(Summer Wood Property Owners Association) and are filed with the real property records in Greenville County.

The Board of Directors is the governing body of the association responsible for enforcement of all provisions of the governing documents as decreed in the By-Laws Article VI, Section # 1, (f): To enforce by legal means the provisions of the Restrictive Covenants, the Articles of Incorporation and these By-Laws of the Association, and any Rules and Regulations for the use of the property hereafter adopted;

So, please read over your Covenants Article VIII - ?“Use Restrictions?”, to make sure you are not in violation with and comply with all rules, so that the Board does not have to spend extra money to send out Violation Notices or worst yet take legal actions.

Do not forget to pay yours dues of $225.00 per lot by March 1st.
