A Homeowners Association is needed to help keep the beauty of our neighborhood and assist with insuring property values are maintained. Who is a part of the Homeowners Association? We are all part of the Association from the time you select your lot to the time that you close on your home. You are advised by your KB Home Sales Rep and at the time of the closing that you are building a home that is part of a Homeowners Association and are responsible for paying the yearly dues.
At this point your participation in your neighborhood is very important. With a growing neighborhood we need to establish a strong crime watch division as well as a Safety Committee and Community events. Please, Please try to attend the HOA meetings your input is very important for future changes to our Neighborhood.
Did you notice, that we are getting our streetlights? Thanks to the benefits of the Homeowner Association the deposit has been placed with City Public Service and our streetlights are being installed. I know that you have one in your front yard that this may seem as an inconvenience for you. We do apologize however streetlights are beneficial in order for night driving and safety for your neighborhood. Soon many changes will be taking place in our neighborhood such as KB Homes adding streets to the hill on the other side of Sunset Place. KB Home has advised us that they will be adding another entrance to Pue Road on the completion of the subdivision.
Another big item that has been asked is when are we getting a Recreational Center or Pool etc. The main thing that needs to be addressed on this issue is where would it go. Unfortunately KB home has not set aside or devoted land for a Recreational Center for the Sunset Subdivision. We have asked KB Home if this will be something changed in the future but have not provided additional information regarding this topic.
*Do be sure to pay your yearly dues to ProComm for the Homeowner Association.
*Do try and keep your yard looking clean and tidy.
*Do place all trash pick up in a Trash Can. Trash placed in bags only on the Curb will not be picked up by Waste Management. A Trash Can must be present with the bagged items.
*Do have all dogs on a leash. There is a leash law in the state of Texas.
*Do try to be considerate with your neighbors when parking in the street.
*Don't leave basketball hoops in the street or sidewalk. They must be placed in driveway or backyard after use.
*Don't throw mail or other trash in the neighborhood.
*Don't Speed through the community. The speed limit signs are clearly posted throughout.
*Don't allow your pet to wonder the neighborhood. Animal Control is aware of the problem here and will be making frequent rounds.
*Don't Park Commercial Vehicles in the Neighborhood, such as Rigs, Campers, Trailers, Company Vans etc. You are able to park your personal vehicle in the neighborhood.
*Don't park your personal vehicles in your yard. Please park in your (Garage, Driveway or on the street in front of your House.)
*Don't throw your trash in the construction dumpsters. At one point a KB rep may have said it was ok however that was a one time allotment.
*Don't forget to say hi to your neighbor and get to know your community.

As you have all seen there are streetlights being installed by City Public Service. At this time the streetlights will not be billed to the Association. However once KB Home has completed the Subdivision the usage billing for the Street Lights will be paid from yearly dues received.
Another topic from residents is if we will be having a rec. center or Playground/Pool installed. At this time KB Home has not set aside or designated land for the Homeowner Association to use for future development. This has been brought to KB Home's attention and they have not advised us if land will be provided for use.
Do you know what your year fee goes for? Who is ProComm? Why do I have to Pay when I may have problems with my Home?
Please be advised that ProComm is not a part of KB Home. They are the management company that handles all the Personnel Services for our Homeowner Association. Your year fee is use for many things:
Street Light Electricity Usage
Common Area Expenses
Grounds Repair, Grounds keeping
Civic Affairs
Newsletter
Community Activities
If you are having problems with your home and KB Home please contact Glenda within the Sunset Sales Office. She will do everything to ensure your home is repaired per warranty standards.
However if you do not pay your yearly dues for the Homeowner association this can impact your credit as well as accrue late fees as well as a lien to be filed against the owner's property in a foreclosure proceeding. At the time you choose your lot to the closing on your home you are advised that you are purchasing a home in a Homeowner Association and must pay the yearly fees as advised in your closing and in your pamphlet sent by ProComm.
