Rules and Regulations of Suntrails III

SUNTRAILS III HOMEOWNERS ASSOCIATION
RULES AND REGULATIONS
REVISED 1/2000

Due to the special circumstances of community living; maintaining property values, and insuring an attractive, uniform community, these rules and regulations in addition to those stated in the C.C.&R.?¢???™s and by-laws are necessary. Fines of $50.00 will be assessed for failure to correct violations.
It is the homeowners responsibility to make sure that their tenants receive a copy of the Rules and Regulations and adhere to them

1. HOUSE EXTERIOR:
a. Window screen are to remain on windows at all times and must be in good repair. Bent, torn, or hanging screens must be replaced within 21 days. Broken or cracked windows must be replaced in 21 days.

b. No sheet, foil, newspaper, torn curtains or drapes etc. are allowed on windows longer than 21 days after the close of escrow. Window tints must be kept in visibly good condition.

c. Carports are to be used for parking of your vehicle(s). They are not to be used for storage of furniture, boxes, or personal items. Carports need to be kept free of clutter.

2. COMMON AREAS:
a. No climbing up, over Suntrails III walls will be permitted. This is a serious safety hazard. 

b. Vandalism will carry an immediate fine of $100.00 plus cost of the repair.

c. No personal property including but not limited to BBQ grills, bikes, toys or lawn furniture may be left on common property overnight. NO GARBAGE may be left on common property. Please dispose of waste in the trash receptacles at the park.

d. No BB guns, pellets guns, slingshots, archery, or golf equipment are permitted to be used on common property.

e. Illegal drugs will not be tolerated. Consumption of alcohol by minors will NOT be allowed.

3. VEHICLES:

a. Auto repairs are strictly limited to minor repairs completed within three days. All oil leaks must be cleaned up with an oil absorbent material and maintained regularly. Maintenance, upkeep, and repair of damaged ndriveways due to leaking oil will be the responsibility of the owner/resident.

b. No trailers, campers, recreational, inoperable, or unlicensed vehicles are allowedto be parked for more than 48 hours. 

c. No vehicle is to be parked on the common grounds. They must remain in the driveway or on the street. An immediate fine is assessed for failure to comply.

4. TRASH:

a. Trash barrels provided by the City not be left at end of driveway after overnight after pick up has been made. They will be stored on carports. 

b. Arrangements for large item pick up must be made and completed within seven days.

5. PETS:

a. All pets must be on a leash in your hand while on common property.
IMMEDIATE removal of animal droppings is required.

6. RENTAL PROPERTIES:

a. Notification of change in residents will be reported to Suntrails III

Pool Rules for Suntrails III

The following rules are for the safety of residents and their guests. Please adhere to them at
all times.
1. All guests must be accompanied by a resident of 14 years or older.
2. NO life guard is on duty. All persons visit the pool at their own risk.
3. No children allowed to swim under the age of 14 years without an adult over the age of 18.
4.Swimsuits must be worn. No cut offs or street clothes.
5.No suntan oils.
6.No food in the pool area.
7. Alcohol is forbidden
8.No diving allowed.
9.No running, horseplay or rough housing in the pool area.
10.No bikes, scooters,skates,skateboards, etc. in pool area.
11.No unnecessary loud noise.
12.No urinating in the pool. (Babies must wear Little Swimmers)
13.Keep the pool gate closed.
14.No obscene language allowed.
15.Parties are not allowed without prior written permission from the Association Board of Directors. Other residents and their guests are free to use the pool at this time. Parties are limited to one a day. Six guests constitutes a party.
16.Limit the floats and toys, consideration of other guests must be taken into account.
17.No pets in pool area.
18. Suntrails II H.O.A. Board of Directors reserves the right to refuse anyone use of the pool.
19.Homeowners are responsible for the conduct of their guests.
20. Smoking not permitted by order of City Code
Violation of these rules will result in the termination of pool privileges. This is a community pool, we all need to work together to make it an enjoyable place to gather.Reinstatement of
privileges will be done at the monthly Board meeting upon written request from the resident. Police assistance will be used to enforce trespassing.

Annual Meeting / Regular Board Meetings

Annual Meetings are held via ZOOM on the first Monday of March. Contact the Board line for a link to attend.

Regular Board of Directors meetings are held the first Monday of each month at 7:00 via ZOOM. ALL residents and homeowners are welcome and encouraged to attend. Contact us for the ZOOM link.

About our association

Suntrails III HOA

Our neighborhood consists of 120 attached single family homes built in 1984 by Cardon Homes. Our homes have front yards that are taken care of by the Homeowners Association but our actual houses are taken care of by the owners. We each have a private back yard and carport. 
The amenities of Suntrails III include a large common area at the center of our neighborhood, a toddler pool , regular swimming pool and playground.
