Here's just one of the emails from one of our neighbors, that I was forwarded.

Dear Sirs/Madams: I am a Circle C resident and like anyone else would like a closer grocery store, but not at the sacrifice of precious wildlife land that I bought my home near. Already the Randall's at Brodie and Slaughter is having a tough time. Not enough people shop there. You are planning to build too close together and the stores are too big. Most people do not want this!! At the Kiker meeting for the CCHOA, the homeowners were not allowed to talk! Who did you guys payoff to have the meetings run as usual without the benefit of the homeowners input. Destroying trees is not the answer! You increase rapid water runoff and kill of already taxed surviving wildlife. Please reconsider you anticipated actions. You will have alot more loyal grocery goers if you do. Thanks for you rapid response and hopeful assistance.

The Truth

The tract that HEB Brodie was developed on, has 15% Impervious cover (15% of the land has been built on). HEB Brodie is less than 80,000 sq ft. with 4 entrances/exits. IMPORTANT NOTE: That's 18,750 sq ft per entrance exit.

Tract 103, at Escarpment/Slaughter, the HEB/Stratus proposed rezoning development, now has a maximum of 32% Impervious cover for it's planned 93,000 sq ft HEB (with other retail, a grand total of 161,000 sq ft). That is more than twice as much impervious cover than HEB Brodie land. The current plan shows 7 entrance/exits for the grand total of 161,000 sq ft retail development. IMPORTANT NOTE: That's 23,000 sq ft per entrance exit on roads with less lanes than HEB Brodie.

Is this plan well thought out?

Who has been looking out for the interest of Circle C?

A neighboring HOA (Villages at Western Oaks) has met monthly with Stratus & HEB for the past 1/2 year. Note that tract 103 is actually a part of Circle C. Why hasn't our HOA met with Stratus/HEB over the last year?
The CCHOA BOD has squandered that time.

At the first meeting last week, the BOD kept residents from speaking.

County courthouse records show our CCHOA president has sold his Land on Mopac to Stratus in October 2003.

The paper (and online) petition, to reduce the size of the HEB on tract 103 has been signed by over 150 of your neighbors.

H-E-B ignores letters, emails

You know, when I first wrote to Otto at H-E-B, it took him 5 weeks to send me a 100 word form letter which said, see you at the Jan 6 meeting.

Since then, he as not responded to any of my other emails, phone calls, or letters. More importantly, H-E-B has not responded to any requests to explain their need for a Big Box sized store, which by the way, is sounding more like a Wal-Mart Supercenter than a grocery store.


For the record, H-E-B was also contacted early last summer when we were investigating the Wal-Mart Supercenter store, and they didn't reply then, either. Stratus people encouraged folks at the Big Box Town Hall meeting to point to H-E-B as an example of a environmentally and commuity conscious business.


Now, I'm having doubts about their committment.
