I just e-mailed Lee Polk the following:

 

"Lee, 

A number of the homeowners are inquiring if there is a list of properties that are rented out. We have been noticing a lot of inappropriate behavior occurring and it is mostly due to renters. Some examples are garbage around their property, garbage left out for vultures, people not picking up their dog waste, people dumping their BBQ ashes in the ponds, etc.

If there is a not a list per say, is there a list of properties whose mail from the HOA goes to a property management company? That would mean they rent or lease their properties.

I thank you advance for you quick response in this matter to help empower the homeowners in The Hammocks."

 

Hopefully a list of this sort does exist. This way we can target who owns and who rents and make sure everyone understands the rules and regulations of our community. I will keep you all updated when I get a response. Lee tends to respond around 9 a.m. 

 

Also, next Monday I'll be meeting with the person in charge of starting a neighborhood watch group. I will also keep everyone updated once that takes place so we can become proactive on that front too.

Hey there:

 

I am a renter but I can promise you I treat this neighborhood and my townhome better than some of the people that own out here. As a renter I would love to see the HOA rules. I have in fact requested them 2 times from Lee Polk and haven't received them. And she all but stopped answering my emails about the status of the gate to Brentwood that has been broken since I moved in. I may be a renter but I pay a good amount of rent and I am pretty sure some of that goes to cover my owners HOA fees, etc.

 

If you allow it I would love to be on your neighborhood watch group or perhaps we can arrange a neighborhood "clean up day". My theory is and perhaps I am being too much of an optimist here, but if enough people see me picking up trash, like I do everyday, perhaps they will stop think before they throw their Checkers bag or dirty diaper out of the car window on to the main street.

 

I would also be interested to know what the dog policy is here. It is a county ordinance that people pick up after their dogs on public property. I will say I have noticed it has been better since I moved in (August) but still I see dog pooh everywhere around the townhomes. Don't people know that brings rats, racoons, and other nastiness? Not to mention the delight of stepping in it when I take my dog out in the middle of the night.

Thank you so much for all you do! I do apologize is it seemed I was categorizing in my posts. I do have a copy of HOA rules and regulations that Lee Polk would not grant you and I am sorry to hear that Green Acre Inc. is one of the reasons you are looking else where for homeownership because you sound like a wonderful neighbor! I, along with many others, are hoping to have Green Acre Inc. replaced when their contract is up on March 1st.

 

I would love help getting the neighborhood watch group started. I just meet the representative for the TPD today. She was very helpful and supportive and gave great ideas that I would like to share and bounce off someone to do what's best for the community. I also love the idea of a neighborhood "clean up day". 

 

We were talking about setting up a day to have a community meeting with the neighbors in The Hammocks. This would be a great way to introduce the neighborhood watch group and a clean up day. We can also organize people to pass out flyers about both things to those who did no attend. I live in Oakwood Village on Brushleaf Way. If their contract is up March 1 you should contact Andy Mendenhall at Severn Trent. He runs the CDD for The Hammocks. He is a super nice guy. His office is right next to where I work. amendenhall@severntrentms.com and they are located right on St. Rd 56 and can be more reactive. Green Acres is all the way in Carrollwood. He said he would be delighted to speak to you about taking on the HOA and you  could possibly get a better rate since they run the CDD - a group discount if you will.
