Dear T & C Homeowner
I am writing in behalf of my fellow homeowners and asking for your assistance, which we desperately require. We know you are fully aware the special assessment. The reason being is it would have been a serious hardship on many of the homeowners who do not have nor could get $3000.00 the cost of the assessment. In addition, the homeowners were to pay the $3000.00 in one month or they would have a lien placed on their property.
Briefly. I would like to share my experience living in the T & C Village town homes. In the 15 yrs I have lived here, I have never seen this community in such financial trouble. The buildings and grounds are in such need of repair. The painting of gutters and trim replacement came out of our dues.
We (the homeowners) asked the board members to show us where our HOA dues are. The answer we received from the Board Members was they would not or could not give any specific answers except to indicate there was no money to spend on repairs and painting. We then tried to get in touch with the records Department with no success.
According to the by-laws, the association is to set aside a certain percent of the HOA dues into a reserve fund since May 2001.
Furthermore, the Board Members want to install water meters in each unit. The Board Members contacted the Water Dept. to install the water meters with no success. Now the Board Members are in search of an independent Contractor, to install the water meters, and the Homeowners will be held responsible for the installation charge and monthly payments. This again would be very costly.
Again, We (the homeowners) indicated, if we are to be responsible for this expense, then there should be a decrease in HOA dues. The Board Members responded, ?“ There will no reduction in HOA dues?”.
Three years ago, the Board Members had borrowed $350,000.00 to install a sprinkler system and the parking lot repairs.
Lastly, three years ago, the Board Members hired Sheryl Heidenreich as acting manager. She has absolutely no property experience, no management skills to oversee a community as large and T & C. She was a member of the Board and agreed to fill the manager position a $40,000.00 a year. Also her office is in her town home. According to the covenants, having an office in her town home is against the rules.
We (the homeowners) are in the process of voting the Board Members out of office and terminate the manager and lawyer. The homeowners have chosen new Board Members to come in and solve the concerned issues mentioned and go forward in a positive light for the Town & Country Homeowners.
There are more issues I would like to inform you of, and would welcome your call. Please remember, the homeowners would want you to be aware of what?’s going on and would like to solve these issues quickly.
P.S. I just found out the manager received a raise and the President of the Board of Directors has resigned.
