Hi there, I like this neighborhood, but based on the way things are I have been thinking about moving.

The area itself is getting bad, crime is increasing and there are still homes with Christmas lights up. Come on, if our managment company had ANY involvement these would have been taken down.

I think the management company comes thru once a month. It needs to be once a week.

We have lived here on the creek since 1986, and the only time it even came close to coming in our yard was 1998 (500 year flood), and it was still a couple of feet from cresting. Even the big bridge over Nacogdoches was closed for a short time.

Regarding the big flood:  Water came into Towne Lake from the adjacent subdivision down the Dead End Street, but not enough to reach any houses in this subdivision.  The biggest problem with floods is not the abundance of water, but the overwhelming amount of trash that plugs the outflow bridges, etc.

Will you like living in Towne Lake?  It depends.  It is frustrating to those of us who are used to living with people who take pride in their homes and lawns.  It must be paradise for people who trash and threaten.  Please read the Declaration of Covenants, Condition, and Regulations before you sign papers.  Not that it is enforced by the Board of Directors, but it gives you an idea of where you stand legally.
