I was one of several original owners that decided to sell and move due to what is happening in The Enclave section of the Trails of Fossil Creek. If I wanted to live in a starter family neighborhood I would have built in one!!
Initially we enjoyed living in the Trails of Fossil Creek and were excited about having a quality Perry Homes neighborhood in the 60' Enclave section of the neighborhood. However as all the original families know, Perry Homes left and the developer sold lots to Centex Homes and History Maker Homes. The initial concept of the Enclave was for family homes who were looking toward their second or third homes NOT starter family homes! There is nothing wrong with starter family homes but this was not what the Enclave in the Trails of Fossil Creek was marketed as and what I was told when I originally purchased and built my Perry Home. It's unfortunate that the housing market declined and Perry Homes made the economic decission to abandon construction.

I am very disappointed in what happened to the Trails of Fossil Creek especially in the Enclave section and I know most of the original home owners feel the same way. I did not purchase and build my home there to be subsequently surrounded by starter family homes. The economic down turn of the housing market result in decreased home values or our Perry Homes. However what caused the greatest decrease of the market value of our Perry Homes was having starter family homes built in the Enclave, which in no way compared to the quality and value of our Perry Homes which are considered a Production/Custom Home. |

The HOA for the Trails of Fossil Creek has done and continues to do a poor job of enforcing HOA rules. Changes have been made to the original building guidelines and rules without notifying home owners. Simple things like mounting TV Dish receivers viewable from the front of homes guideline has been and continues to be ignored by residences of the neighborhood and the HOA does nothing to enforce this provision. Parking on the street was also not permitted on a continual basis but like the TV Dish receivers it continues to be ignored by home owners and the HOA. It became difficult to even drive down Fossil Valley Drive at times with vehicles parked on both sides of the street. The exterior material percentages that is required to be masonry has been overlooked and from what I understand, that this was one of the items changed by the HOA without notifying existing residents of the HOA. These are a few of the items, along with starter family style homes that contributed to the decrease in property values in The Trails of Fossil Creek. Yes the economic building conditions did too but with the starter family homes and lack of HOA enforcement of rules the values of the Perry Homes will never recover to the original values.
