Thank you for giving me the opportunity to introduce our management services
to you.
April Realty Services, Inc. currently manages 8 condominium associations and
3 homeowner associations. We provide a wide variety of services based upon
the specific needs of each association including but not limited to:
Collect all assessments and deposit into an operating and/or savings
account
Pay all expenses as directed by the Board of Directors
Monthly operating statements prepared and sent to all Board of Directors
Maintain all records of the Association
Supervise all maintenance required on the property, oversee all
subcontractors
Assist in preparation of yearly budget or lond term budget
Provide a reasonable amount of clerical work for the Association at no
additional cost
Attend all Annual and Board meetings as needed
Property Inspections
Obtain bids for any service the Board requires (all subcontractors to be
insured and licensed)
Obtain insurance quotes for the Association
Handle all insurance claims on behalf of the Association (additional cost)
Handle all incoming calls from homeowners
Establish a solid working relationship with the Board of Directors
Filing liens on delinquent homeowners as directed by the Board of Directors
24 hour on call service provided for any emergencies
This is just some of the services we provide. Each Association is handled
differently. We can provide more service if required. For example, since
your Association is so large, I believe that having an on-site manager would
benefit the Association. This can be something that can be done on a trial
basis. If it works out, we can keep that process going. If an on-site
manager is not benefiting the Association, we can change that.
In order for my company to provide a quote for management, further details
will be required from the Board of Directors.
