Dear Ms. Sun:

Thank you for your letter requesting that the raw land in the middle of your cul-de-sac be landscaped. Unfortunately, this land is part of the right of way for your street and belongs to the City of Austin. Prior to the annexation by the City of Austin, the property was the responsibility of Travis County.

Evidently, the property was previously maintained by a conscientious neighbor in the past.

At minimum, I hope this response has provided you with the correct party in which to voice your concerns.

Dear Mr. Beutel,

According to the Texas Secretary of State, the President of Phoenix Holdings, G.P., Inc. is Gary Bradley, not you. You, a cousin of Gary Bradley, are the Registered Agent of another company, Phoenix Holdings, Ltd.

The raw land in the middle of this cul-de-sac is not part of the right of way as you stated. It is a piece of Gary Bradley?’s private land but was constructed by him in the early of 1994 on the common ground of the cul-de-sac and thus it became a piece of common area.

Since Mr. Bradley left, this piece of raw land has been overgrown by 20?” long weeds about 90% of the year for all these years. Circle C Homeowners?’ Association (CCHoA) trimmed the weeds about three to four times every year if I complained fiercely enough.

This piece of raw land has never been maintained by any of the homeowners because all of us dislike Mr. Bradley very, very much because of his irresponsible behavior.

Mr. Beutel, please back off and stop playing shield for your cousin unless you don?’t mind of being sued as well.

This is my second certified letter to you and it will be the last one.

Please stop using your cousin, Brad Beutel, as a shield and playing game with me; it won?’t work.

My demand to you is pure and simple. I want you to finish the construction of this piece of land by installing the sprinkler system and ground cover no later than the 9th of August, 2003 or I will see you in the court.

See Bradley in Justice Court


I will file a lawsuit against Mr. Bradley at the Travis County Justice Court next week.

I will serve as my own attorney, so that I can question Mr. Bradley face to face by myself!

I am looking foward to see Mr. Bradley in the court to solve this weeds problem once and for all.
